General Description: The Facilities Manager is responsible to manage performance and scheduling of facility maintenance team, including vendors involved in providing facility maintenance. Assure staff and contractors perform duties with minimal disruption to work activities and are done to the quality specifications established for the job(s). Responsible for the maintenance of plant facilities and grounds. Carry out management responsibilities in accordance with the Company's policies, objectives and applicable government laws and regulations. Specific Responsibilities & Duties: Provides a safe working environment and ensures all Facility personnel understand and adhere to Health, Safety and Environmental procedures, company safety rules, Current Good Manufacturing Practices (cGMP’s), and Standard Operating Procedures (SOP’s) at all times. Manages a team of maintenance and facility staff. Provide training and development opportunities to enhance team performance. Oversee facility-related projects, including renovations, expansions, and equipment installations. Ensure projects are completed on time and within budget. Lead routine and preventative maintenance of all facilities systems, including HVAC, plumbing, electrical, boilers, RO & DI water systems, and chillers. Evaluates, assigns, and schedule work orders. Assures adequate inventory of equipment and supplies for staff to perform their tasks. Inspects work of staff and contractors to assure completion to specifications and quality standards. Resolve issues which do not meet such performance standards. Works with Plant personnel to address and schedule work orders and provide requested follow up. Coordinate activities with Plant Engineering to facilitate project operations and management. Coordinate relocation schedules and services with Plant staff and contractors. Conducts safety inspections and periodic audits. Works to implement Company's energy and resource efficiency commitments. Physical Requirements: Must be able to lift up to 50 lbs. Must be able to reach to make repairs above the head. Climb stairs and ladders as needed. Long periods of standing and/or walking when required. Bending, stooping, squatting, or kneeling when required. Walking on hard cement and asphalt surfaces throughout the shift. Qualifications: High school education or equivalent. Bachelor of Science in Facility Management (BSFM) or relatable degree. Minimum 10+ years’ experience in Facility maintenance role; preferably in cosmetics process manufacturing or an FDA regulated industry. Minimum 5+ years’ Facility Management experience preferably in cosmetics process manufacturing or an FDA regulated industry. Lean Certification or Six Sigma certification is preferred. Proven track record of successful facilities management leadership experience. Demonstrated experience and technical familiarity with building maintenance and operations including HVAC, electrical, plumbing, boiler, chiller, RO & DI water systems. Experience in reading and understanding blueprints, building specification drawings and schedules is essential for effective performance. Mechanical and contracting experience. Strong operational knowledge of regulatory agency standards and programs and translating corporate strategy into front line operational tactics and will ensure compliance with all OSHA regulations and other, local, state, and federal government regulations. EPA rules and regulations pertaining to handling and storage of hazardous and toxic materials. Ensures that facilities maintenance, improvement projects and work orders adhere to approved project goals, district policy, permitting requirements, comply with environmental mitigation measures, district construction/maintenance standards, and any applicable rules and regulations. Documents and reports compliance as required. Constantly work to improve processes, reviews all existing procedures for possible change, maintains and expands technical knowledge. Makes suggestions for improvements. Attends seminars or reads training materials for continuing education and shows initiative in learning industry trends. Demonstration of the highest level of ethical conduct in decision-making, compliance with the Law and business relationships. Strong English communications skills: speaking, reading, and writing. Strong math and analytical skills: addition, subtraction, multiplication, and division. Advanced PC Knowledge i.e. MS Office Suite (Excel, Word, Outlook, PowerPoint) is preferred. Ability to communicate clearly and thoroughly with Plant personnel. Willingness to participate in continuous process improvement, innovation, and elimination of nonvalue-added tasks. Demonstration of a sense of urgency in achieving goals, contributing to business objectives, and responding to company needs. Ability to lead, think strategically, set, and achieve objectives. Influence organizational change. Lead and motivate project teams, fostering a collaborative and productive work environment. Communicates and collaborates with Management. Process manufacturing environment. Outdoor environment when needed. Moderate to heavy traffic including forklifts. Noise level is moderate. Lighting is low to moderate.
