The Role The Operations Manager is responsible for the day-to-day management, coordination, and control of several projects and/or contracts, as well as ensuring processes and procedures are completed in an efficient and consistent basis by team members and across the area of responsibility. Responsibilities include client interface and ensuring client satisfaction; delivery order contract administration; cost estimates; proposals; project financial management; subcontract agreements; project staffing, purchasing and schedules; enforcement of quality control and site safety, health, coordination with project architects and engineers; project meetings; and project records and documents. This position will also serve as the Senior Site Representative (SSR), being responsible for management of the area of responsibility and serve as the company representative, to include signature authority as applicable. Qualifications: 10 + years’ experience in a supervisory position in the construction industry with a commercial and/or industrial general contractor Experience in managing multiple construction projects and subcontractors simultaneously Experience in producing detailed fixed price and lump sum estimates Extensive knowledge of construction and engineering means and methods Must demonstrate a strong ability to: Adapt and be flexible to frequent changes in a fast-paced work environment Demonstrate integrity consistent with Centennial’s core values Collaborate and work effectively in a team environment with people of various backgrounds and styles Strong verbal and written communication skills, to include clear, concise, and professional presentation of information Adapt to the constantly evolving world of technology, design, means and methods, systems may include but not limited to: Microsoft Office suite, ProCore, Adobe, and BlueBeam Mentor and train assistant level operations team members Bachelor’s degree in Construction Management, Engineering, or related field highly desired Responsibilities: Project Management:

Plans, coordinates, and manages all facets necessary to complete projects within budget, on time, and deliver quality work; Creates and manages project budgets; Collaborates with project team effectively and continuously throughout projects; Manages delivery order execution in accordance with contract requirements and project management procedures; Attends pre-issuance site visits to determine existing conditions and client needs; Develops detailed project SOW to include drawings, renderings, preliminary approximations of types of materials to be used and basic quantity counts; Reviews the proposal scope of work, specifications, and drawings to ensure they clearly define the project requirements and client expectations; Prepares a detailed proposal package based on the scope of work and the line item estimate; Submits to client and attends negotiations to support the proposal as submitted. Negotiates with the client as necessary; Establishes logs and track required submittals and RFI’s; Reviews for compliance with the contract documents; Coordinates project close-out; to include obtaining required documentation, assisting in pre-final inspections and As-Built drawings. Estimating:

Performs independent review of detailed estimates prepared by others; Prepares estimates based on technical specifications, scope of work and drawings or sketches; to include detailed quantity take-offs for each job order and enter line items into on-site computer containing the Unit Price Book software; Confirms that all necessary line items are included in the estimate and any unnecessary items are excluded; Prepares quantity take-offs and enter line items into on-site computer containing the pre-established unit prices using RS Means or other line item estimating tools; Develops pricing for non-scheduled line items. Subcontractor Management:

Solicits detailed proposal information from at least 3 vendors and/or subcontractors with all supporting documentation on equipment, material and labor costs for materials or equipment not covered in an industry standard manual or for work to be performed by subcontractor; Evaluates vendor and subcontractor proposals to confirm compliance with scope of work; Negotiates delivery order subcontractor agreements based upon this information; Coordinates subcontractor buyout; to include arranging and attending site visits with subcontractors, tracking subcontractor proposals and entering required data in project management software; Reviews subcontractor proposals to ensure compliance with project requirements; Negotiates with subcontractors and prepare detailed subcontractor agreements. Scheduling:

Establishes and maintains project start, progress, and completion schedules; Manages the project(s) utilizing the schedules, RFI and submittal logs, cost information and status meetings to ensure a timely and profitable completion. Business Development:

Works closely with Business Development to support the identification, pursuit and acquisition of new work and repeat work from clients; Identifies new business prospects for sponsorship; selecting projects for sponsorship beginning when opportunities are first identified; deciding whether to propose on sponsored projects; participating in the planning and implementation of capture plans for sponsored projects; and contributing to the development of technical and pricing proposals for those projects; Promoting the growth of earned revenues and gross profit on existing projects. Safety:

Ensures compliance with Centennial’s Health, Safety, Environment and Quality (HSEQ) guidelines along with all local requirements (OSHA, USACE EM385.1.1, etc.) Senior Site Representative (SSR) specific duties: Personnel Management:

Manages overhead and general conditions costs for the area of responsibility, to include staffing levels and requirements; Manages all aspects of personnel management, such as performance evaluations, performance development plans, recruiting and hiring, and promoting company policies, to include diversity and inclusion initiatives. Financial Management:

Responsible for technical, financial and quality performance to ensure timeliness and quality delivery of work; Prepares both yearly budgets and monthly revenue forecasts, to include detailed cost reporting for the area of responsibility; Manages monthly revenue and margins; Ensures that financial requirements are attained for each project; Generates, reviews, and approves monthly project cost reports to manage project cash flow and over/under billings. Responsible for driving between project sites that are often miles apart or miles from the assigned office location. Occasional travel will be required. Performance of the required job duties will be in an office environment along with visits to sites that are under construction which may include various weather conditions.
