Position Summary:
The Project Contracts Manager will work within the Operations Department and will report to the Project Director. This position is responsible for managing all aspects of the owner, subcontractor, and vendor contracts for large scale construction projects. This role involves participating in the negotiation of the contract with the project owner, managing the negotiations of subcontracts and vendor agreements, reviewing draft documents, and managing all project related contracts to ensure compliance with legal requirements, project specifications, and company policies. The Project Contracts Manager will work closely with the clients, project managers, legal team, risk management, subcontractors, and vendors to facilitate smooth project execution and resolve any contractual issues that arise. This is primarily a project based position but may include working from one of the corporate regional offices with frequent visits to the project site. The position may require extended hours or travel depending on project needs and deadlines.
Salary Range:
$90,000 - $135,000 DOE
Essential Responsibilities:
Contract Negotiations and Drafting:
Draft, review, and negotiate contract terms and conditions, including client agreements, subcontracts, and vendor agreements.
Contract Management:
Manage the lifecycle of contracts from inception through completion, including monitoring performance, compliance, modifications, and extensions.
Ensure that all contractual obligations are met by coordinating with relevant stakeholders and project teams.
Compliance and Risk Management:
Ensure all contracts comply with applicable laws, regulations, and company policies.
Monitor compliance with contract terms and conditions, address any non-compliance issues.
Identify potential risks in contracts and develop strategies to mitigate them.
Address and resolve any disputes or claims related to contracts in a timely manner.
Ensure adherence to safety regulations and environmental guidelines.
Documentation and Reporting:
Maintain accurate and organized records of all contracts, amendments, modifications, and related documentation.
Prepare and present regular reports on contract status, performance, and compliance to senior project management.
Collaboration and Communication:
Serve as the primary point of contact for all contractual matters between clients, subcontractors, and internal teams.
Collaborate with project managers, legal advisors, and other stakeholders to ensure alignment and resolve issues.
Provide guidance and training to project team members on contract-related matters.
Facilitate clear communication regarding contract terms, changes, and project requirements.
Resolve disputes and issues related to contract performance and obligations.
Project Coordination:
Collaborate with project managers to align project practices with contract terms.
Ensure timely execution of contract deliverables and milestones.
Monitor project progress and performance against contractual obligations.
Qualifications:
Professional Experience and Education
Bachelor’s degree in Business Administration, Construction Management, Law, or a related field; or the equivalent combination of education and relevant work experience. Advanced degree or professional certification (e.g., PMP, CCM) preferred.
Minimum of five years of proven experience employed by a General Contractor in the role of project manager and/or contracts management on large scale commercial, industrial or advanced manufacturing construction projects.

Ability to use research, analysis and consulting techniques, federal, state, and local government laws, and regulations.
Ability to research and mine data to obtain relevant data, evaluate complex situations, develop creative alternatives, and provide recommendations.
Proficient in Procore, Windows and Microsoft Office 365 (Excel, Word, Outlook, Power Point and Teams), and have a general understanding of working within a computer network.
Highly developed visual observation and interpretation skills.
Ability to work well and maintain a cooperative attitude through high-pressure situations.
Excellent time-management skills and ability to multi-task and prioritize work while frequently interrupted by phone calls and questions on work in progress.
Excellent written and oral communication skills; interpersonal skills involving the ability to establish trust, mediate conflict, maintain confidence and understand social behavior and interactions.
Ability to work with all organizational levels to influence actions and negotiate outcomes.
Ability to travel within assign geographical area, overnight as needed.
Patience and professionalism are essential.
Physical and Mental Requirements:
Standing/Walking/Sitting: workday is combination of standing, walking and sitting.
Must be able to climb stairs: 5% of day.
Hands/Arms: constant use of hands/fingers for mouse/keyboard/computer use.
Sight: visual acuity in near, mid, and far range vision. Color vision, peripheral vision, depth perception, hand/eye coordination.
Hearing: sufficient to hear conversational levels in person and over the telephone.
Speech: sufficient to make oneself heard in person, speak in front of groups, and be understood over the telephone.
Lift/Carry: Up to 20lbs. Computer - minimal.
Bending/Twisting: minimal.
Kneeling/Crouching/Crawling: minimal.
Constant mental alertness, accuracy, and attention to detail required.
Must be able to work independently, make decisions, and follow through on all assignments.
