Job Title - Marketing Director

Scope & Purpose

Under the daily direction of the Executive Team, the Marketing Director is responsible for developing and implementing marketing strategies to drive the growth and success of the company. This position involves overseeing all aspects of marketing, including market research, product development, brand management, advertising (to include working with ILS partners), and collaborating with external clients, to ensure that marketing efforts align with the company’s overall goals and objectives. This position will be instrumental in shaping and executing marketing strategies to attract and retain residents across our diverse portfolio of properties.

Salary Range - $95,000.00 - $115,000.00

Specific Duties & Responsibilities

Duties & responsibilities may include, but are not limited to:

Collaborate closely with the Executives and Regional Directors to create and manage and execute the marketing and advertising to delineate strategic marketing initiatives aligned with business objectives and insights into target-audience preferences. Have a keen eye for detail, a passion for advertising and the skills to effectively execute and manage print ads by working with third party partners.

Develop and implement robust marketing plans tailored to each property to boost leasing activity and foster resident engagement.

Oversee advertising campaigns across various channels, including digital, social media, print, and events, ensuring alignment with brand messaging and strategic positioning.

Conduct thorough market research and competitive analysis using tools (to include but not limited to) CoStar and Neighborhood Scout to identify emerging trends, seize opportunities, and tackle challenges within the multifamily housing sector.

Coordinate mystery shops by assigning them to specific properties and associates after completed leasing training, suspected performance issues, market conditions and/or at the direction of the executive team, regional directors & clients. Responsible for collecting, reviewing and identifying additional coaching and training opportunities.

Work closely with the onsite teams to grasp market dynamics, resident preferences, and effective leasing strategies, fostering a collaborative approach to marketing efforts.

Demonstrate a strong knowledge of lease-up marketing tactics from the development phase through stabilization.

Identify and initiate training opportunities for the onsite teams to include hosting weekly leasing calls for properties that are not meeting leasing goals and for team members with more than two failed shops.

Manage the creation of diverse marketing collateral, from brochures to websites, ensuring brand consistency and regulatory compliance across all digital and print assets, in concert with managing our 3rd party marketing vendor(s).

Leverage advanced data analytics to track performance metrics, measure campaign effectiveness, and pinpoint areas for optimization, driving continuous improvement and informed decision-making.

Build and nurture relationships with agencies and partners to bolster marketing initiatives, maximize resources, and achieve strategic objectives.

Uphold and enhance reputation management efforts across online platforms and communities, safeguarding a positive brand image and promptly addressing any issues to maintain brand integrity.

Conduct thorough audits to ensure marketing campaigns are accurately set up and performing as expected.

Demonstrate proactive and self-driven initiative in identifying improvement opportunities and implementing strategic adjustments to marketing strategies, fostering innovation and agility in response to both shopping reports and feedback from the Regional Directors and Executives.

Utilize your creative eye to make aesthetic adjustments to websites and digital content, ensuring an immersive and user-friendly experience for prospective residents, driving engagement and conversion. Analytical skills to interpret data and make informed decisions.

Leverage your experience with technology products such as CRM & PERQ to optimize marketing automation and lead management processes, maximizing efficiency and effectiveness.

Collaborate with Regional Directors in building viable marketing budgets through recommendations while employing a successful marketing program that is results driven.

Must demonstrate confidence in presenting recommendations, ideas and strategies to the Executive team and clients that illustrate pros, cons, and risks, if any.

Safety & General Responsibilities:

Learn and ensure compliance with all company, local, state federal safety, and Fair Housing.

Ensure that unsafe conditions are corrected in a timely manner.
