Project Superintendent

The primary function of the Project Superintendent is one of the most important activities for our construction company. It is through the efforts of the Superintendent effectively working crews, organizing work, and scheduling subcontractor's activities to work in conjunction with each other, that maximum profits are attained.
The Project Superintendent is directly responsible to the President/Vice President for the proper discharge of duties. He may delegate portions of his authority to other qualified personnel but does not relinquish total responsibility.
The principal duty of the Project Superintendent is to properly coordinate and schedule the work of crews, equipment, materials, and subcontractors to achieve maximum production in the most efficient manner.

Responsibilities

Review schedules and prepare work plans and look ahead schedules for distribution to subcontractors & suppliers.
Conduct Pre-Construction Planning, conduct on-site project meetings with subcontractors and trades lead personnel.
Ascertain that foreman are well qualified and are efficiently carrying out duties assigned.
Ensure proper layout on project, making certain that the proper grades are followed and the structure is accurately located.
Set up job office; see that permits are obtained and that they are posted as required. Set up sanitary stations and trash disposal.
See that the safety regulations are followed by company and subcontractor crews. Hold safety meetings.
Maintain a first aid kit onsite for emergency use.
Have thorough knowledge of the plans and specifications for each project assigned. Review requirements ahead of scheduled task in order to initiate any required coordination meetings or mock-ups.
Maintain a high standard of quality control at all times.
See that good housekeeping practices are observed and maintained by all parties at all times.
Generate RFI's as required to identify and/or clarify any discrepancies.
Maintain a good working relationship with the Project Manager seeking their assistance in the scheduling of materials, equipment, and subcontractors.
Keep the project schedule current, review schedule status and job cost each month, updating project schedule weekly.
Maintain inventory control over tools and equipment, ascertaining that movable tools are returned to the tool room and all other equipment is adequately secured.
Secure the project each night as required.
Assist foremen and subcontractors with any problems.
Accurately make out the Superintendent's daily report each day.
Review attendance of all workers each morning and afternoon to ensure that sufficient workforce is in place for required activities.
Ensure that all change orders are properly executed and indicated on as-built plans.
Attend pre-construction and construction meetings, taking notes on areas that may present a future problem or delay and present to the Project Manager for consultation.
Call for required inspections and assist inspectors on their project reviews.
Maintain good relationships with inspectors, architects, subcontractors, and other key people connected with the project.
Coordinate maintenance of equipment on the project and supervise effective utilization.
Attend all technical meetings for the purpose of discussing job progress and problem areas.
Maintain close communication with Project Manager on any unforeseen problems which may develop.
Assist Project Manager in estimating percent completion of each item for monthly invoicing and of labor for each job cost report.

Qualifications

Be capable of reading and understanding project documents for the construction of the project.
Possess leadership ability.
Knowledge of construction techniques, means, and methods.
Have an understanding of the most efficient methods to complete project task.
Ability to predict problems before they develop so that proper cautions are taken to minimize risk.
A conscientious attitude towards controlling job cost and adhering to project schedules.
Ability to use a site level or laser in order to oversee all aspects of job layout and surveying.
Ability to communicate the sequence of activities to all subcontractors and suppliers in a timely fashion so there is not a lapse in scheduling.
