Adventurous Journeys Capital Partners (“AJCP”) is seeking a Senior Development Manager to join the Development and Construction group and support its rapid growth across various investment platforms focused on the hospitality, mixed-use, and single-family rental sectors. ABOUT AJCP AJCP is a vertically integrated real estate investment manager anchored by the core principles of hospitality, placemaking, and residentially inspired design. With over $5.0 billion of fair market value in current real estate investments, AJCP’s deeply-rooted hospitality experience has transpired to other mixed-use real estate including single-family housing, inspired office, retail, music venue and multi-family developments. Today, AJCP has grown to oversee approximately 150 in-house employees including investment, development, design, asset management, portfolio management and accounting professionals, each with diverse competencies and real estate-related skill sets. AJCP believes this vertical integration produces significant value-add efficiencies and increased investment opportunities through an expanded industry network. ABOUT THE ROLE As a Senior Development Manager, you will oversee both new construction and adaptive reuse projects from acquisition handoff through to completion in the Southeastern region. Leading the planning, budgeting, and execution, you will guide each project's lifecycle, ensuring quality standards, timelines, and budgets are met. This role demands effective coordination with a diverse team, including architects, engineers, contractors, and stakeholders, to deliver projects aligned with strategic objectives. Reporting to the Vice President of Development and Construction, you will champion innovative, sustainable approaches to redeveloping existing properties and support seamless handover to asset management. WHAT YOU WILL DO Leadership Work closely with internal and external partners, including designers, operators, accountants, contractors, and vendors, to balance competing needs and priorities and ensure that all projects are delivered on time and budget. Oversee the troubleshooting of issues as they arise. Cost & Schedule Management: Review project forecasts for inconsistencies. Reconcile spend with accounting systems. Assist in reviewing change orders and add service requests. Assist with budget estimates. Schedule development and updating. Prepare scope of work documentation. Vendor pre-qualification and management of preferred vendor database. Prepare requests for proposals (RFPs). Review proposals and prepare bid leveling cost comparisons. Attend vendor scope review meetings and calls. Prepare meeting agendas and issue meeting minutes. Develop budgets. Manage consultants and vendors. Pre-Construction Develop preliminary schedules from acquisition through expected turnover. Issue RFP’s to consultants and make recommendations to senior management based on analysis of RFP’s. Work with VP of Development to oversee the design and architecture to ensure owner budget and design objectives are being met. Manage consultants to ensure owner timelines are met and brand standards adhered to. Initiate contracts and negotiate terms with consultants, contractors and legal. Review/approve invoices to ensure compliance with commitments. Provide weekly updates to both the operating and development teams. Review construction bids for thoroughness of project cost detail, proposed GC project teams, qualifications and assumptions, durations/sequencing within contractor schedules, scope gaps, allowances carried, value engineering opportunities, and provide recommendations to Senior Management based on bid review. Conduct thorough site assessments and feasibility studies for potential adaptive reuse projects in concert with Acquisitions team. Evaluate and mitigate risks associated with adaptive reuse projects and propose suitable mitigation strategies. Develop budgets / estimates at all phases of the project and manage the design consultant team to ensure development budget is met. Utilize units cost and estimating software in preparing hard cost estimates. Develop preliminary schedules from acquisition through expected turnover. Issue RFP’s to consultants and make recommendations to senior management based on analysis of RFP’s. Oversee the design and architecture to ensure owner budget and design objectives are being met. Present design options/intents to the Executive team at differing stages of development. Manage consultants to ensure owner timelines are met and brand standards adhered to. Initiate contracts and negotiate terms with consultants, contractors and legal. Ensure General Contractor bid qualifications are complete and accurately represent the scope of work and design intent of the Construction Documents. Lead the entitlement and/or permitting process with all required governmental entities. Review/approve invoices to ensure compliance with commitments. Provide weekly updates to both the operating and development teams. Develop & recommend contracting strategy. Review construction bids for thoroughness of project cost detail, proposed GC project teams, qualifications and assumptions, durations/sequencing within contractor schedules, scope gaps, allowances carried, value engineering opportunities, and provide recommendations to Senior Management based up bid review. Contract / Procurement Administration: Initiate contracts. Assist in managing the OFCI procurement process. Collate contract comments. Work with purchasing agents throughout the development process to ensure timely ordering and delivery of all FF&E and OS&E packages. Manage the invoice process to ensure timely compliance with both the contract documents and lender requirements. Ensure team is aware of any budget and/or schedule variances. Provide recommendations to team to eliminate or minimize. Update project forecasts for both budget and schedule. Review change order requests and present to senior management. Foster positive relationships with project stakeholders, including property owners, tenants, government officials, and community organizations. Address stakeholder concerns and maintain open lines of communication throughout the project lifecycle. Review project progress and prepare status reports for team. Attend regular OAC meetings. Identify schedule and budget risks and formulate mitigation strategies. Ensure team is aware of budget, forecast and schedule milestones. Review invoices for contract conformance prior to processing in project management software (PMWeb). Prepare punch lists. Assist property operations, design and development teams with on-site pre-opening activities. Post-Construction Follow-up on open punch list/warranty items. Ensure smooth turnover to Operating and Asset Management teams. Financially close out project. Follow-up on open punch list/warranty items. Must be a collaborative team-oriented individual but also an independent worker who can prioritize and coordinate multiple competing tasks in a timely fashion. Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor, subordinate and peer employee staff, as well as consultant teams. Ability to work flexible or extended hours to accommodate increased workload/projects. Must be reliable, dependable with excellent attendance, flexible and versatile. Ability and preference for working in a team-oriented setting, and interacting with several departments (Development, Interior Design, Asset Management, Marketing, and Finance). Extensive experience in negotiating Architectural, Consulting and Construction Agreements. Familiarity with sustainable development practices and a passion for adaptive reuse is highly desirable. Play a pivotal role in transforming existing structures into vibrant and sustainable spaces through adaptive reuse projects. YOUR QUALIFICATIONS Required 6+ years of relevant experience. Bachelor’s degree in Construction Management, Real Estate, Architecture, or related discipline. Ability to travel up to 50%. Preferred Historic renovation / adaptive re-use experience. Experience and knowledge with entitlement processes in multiple markets. General contractor pre-construction estimating experience. Hospitality specific development experience. Familiarity with Nashville subcontractor market.
