The Civil Construction Project Manager is responsible for the overall success of each project, including ensuring customer satisfaction and controlling the timelines, costs, and quality. The Project Manager ensures the quality of the construction process for all types of projects, including residential, commercial, and industrial developments, based on established deadlines. As change is a constant in construction, a key part of this role is foreseeing possible challenges, monitoring and responding to pricing and material availability, and making constant decisions on what to charge for various changes to scope and materials in order to maintain the client relationship and the Fiore & Sons reputation for integrity, while also ensuring project profitability targets are met and any potential losses are minimized.

TOTAL COMPENSATION

$85,900 to $166,600 annually

ESSENTIAL DUTIES AND RESPONSIBILITIES

Negotiate and develop project scope change orders, including but not limited to:

Comparing existing project plans with most current plan changes

Calculating all pricing adjustments associated with changes

Calculating and determining time adjustments associated with those changes

Maintaining a careful eye to potential impacts on other parts of the project and highlighting potential problems with the changes

Ensure all pricing and time adjustments account for

Material, labor, and other asset availability

Project scope and needs

Relationship with client

Projected profitability margins

Gather, submit and track all information for submittal process

Contact subcontractors and suppliers to gather submittal information on all materials to be used

Obtain shop drawings, cut sheets, operating manuals

Submit to the client and engineer and/or governing authority all submittal and material information for approval

Track all submittals with returned comments and respond back to vendors

Coordinate subcontracting needs, including:

Assisting with buyout

Submitting RFI’s in coordination with field staff

Producing P.O.’s and subcontracts

Proactively address and resolve project issues, assessing situations to determine the importance, urgency and risks, and make clear decisions which are timely and in the best interests of the organization

Schedule and attend weekly site meetings with client, GC and project team and attend regular internal project meetings

Create and maintain accountability on short and long-term project schedules, including:

Monitoring cash flow projections and reporting actual cash flow and variance to senior management and construction team members on a regular basis

Cost tracking and cost projections

Creating detailed project plans and developing activity sequencing

Ensure constant attention to the potential to refine the scope of the project in collaboration with senior management and reevaluating resources (time, staff and, equipment) required to complete the project

Developing forms and records to document project activities

Ensure correct and adequate information is provided to Project Administrator team and Accounts Payable team, including:

Assisting in the invoicing process

Assisting in approval process for Accounts Payable

Partner with Senior PM’s and operations teams to review the quality of the work completed with the project team on a regular basis to ensure that it meets the project standards and specification, utilizing soft leadership skills to navigate needed changes or potential problems with those in charge of the day-to-day operations of the project

Prepare financial reports and supporting documentation for all stakeholders

Ensure that all business is conducted using the highest ethical standards and in compliance with all applicable laws, statutes and regulations as well as Company Standard Operating Procedures (SOPs).

Perform those administrative activities necessary for the effective management of all assigned projects, including but not limited to:

Facilitating the preparation of project documentation (job books, issue logs, drawings, as-builts and specifications) for field staff and supervisors.

Obtaining or coordinating all necessary project permits and/or licenses are processed.

Ensuring preparation of required subcontracts and subcontract log and tracking all subcontracts to ensure proper execution and collection of subcontractor insurance certificates and bonds.

Ensuring preparation of required purchase orders and purchase order log and tracking all purchase orders to ensure proper execution and collection of required material submittal data.

Ensuring the collection and processing of material submittal data and shop drawings and the return to material supplier.

Perform other duties as assigned

QUALIFICATIONS

Required:

Extensive knowledge of heavy civil construction from a planning perspective, including but not limited to:

Ability to foresee project flow from several stages prior to Fiore involvement to several stages after the Fiore & Sons scope of work is complete

Thorough understanding of how each aspect of each project scope affects every other

Ability to foresee problems many stages before they become an issue and project possible solutions, along with related changes and costs

Demonstrated knowledge of all aspects of the construction process including technology, equipment, materials and methods

Superior communication, EQ, and soft leadership skills, including:

Ability to inspire project efficiency and quality without explicit empowerment

Ability to communicate potential problems and inspire trust such that potential problems are taken seriously and acted upon by other teams well before the Project Manager direct authority would take effect

Ability to maintain calm and motivating attitude on job site, even in the face of dramatic plan changes, severe complications, and inappropriate clients, vendors, or other partners

Big picture understanding of business, profit and loss, crucial prioritization, risk-assessment and mitigation, and high-level decision-making

Solid understanding of accounting principles, including types of profit, revenue vs cash, assets and liabilities, etc.

Understanding of materials markets and ability to track and project market changes to drive purchasing decisions

Excellent communication, organizational, grammatical, and time-management skills, with the ability to manage multiple complex problems at a time

Excellent problem-solving skills, including the ability to:

Assess problem situations to identify causes

Gather and process relevant information

Generate possible solutions

Make recommendations

Resolve the problem

Highest level of integrity, including ethical business practices, and a commitment to ensuring that own behavior is consistent with the values of the organization

Proficiency in the use of Microsoft Word, Excel, PowerPoint and MS Project

Preferred

Minimum of three years’ experience as a Project Manager, Superintendent, or other similar role and scope

4 Year degree in construction related field (Construction Management, Building Science or Civil Engineer)

Experienced in the use of View Point and B2W software to extract and provide job cost analysis, project information and produce related reports.

Professional certifications, such as Leadership in Energy and Environmental Design (LEED), Certified Construction Manager (CCM)

SUPERVISORY RESPONSIBILITIES:

This position will have project accountability, without being continually on site and without direct authority over all related employees. As such, this individual must be skilled in soft leadership skills, including inspiring people to perform, and presenting advice and pros and cons clearly in a way that brings people on board in a collaborative effort to succeed.

PHYSICAL DEMANDS

Ability to sit, stand, or walk for extended periods of time, including uneven terrain on work sites when needed. Ability to push, pull, and lift items up to 25 to 50 lbs. Ability to maneuver paperwork and read a computer screen for extended durations.

WORK ENVIRONMENT:

Project Managers must continually visit clients and assigned projects, including exposure to weather conditions (heat, cold, rain, snow), as well as uneven terrain. Additionally, much of the work is performing in the office, with varying temperatures and extended screen time.
