Our Vice President of Development Management position is based in our San Francisco, CA office and supervises all aspects of new multi family project execution. Responsible for leading 1-2 smaller projects or one complex development project during entitlements, due diligence, design, construction, and lease-up. Leads development projects through coordination of contractors, consultants, property managers, city officials, leasing teams and tenants. Leads development management on projects of varying sizes and complexities. Collaborates with internal deal team members relative to business objectives and project positioning goals and requirements. Ability to work with multiple partners to create achievable project schedules, track milestone dates, and meet project deadlines. Responsible to deliver projects on time and on budget. WHAT YOU’LL DO: PREDEVELOPMENT: Assist Development & Investment team to help conceptualize potential project for pursuits, including entitlements (if applicable), preliminary budgets, schedules, and building parameters and responsible for handling due diligence on prospective land or building acquisitions: including, procurement and leading required consultants; coordination with utility companies, city officials and 3rd party jurisdictional entities; budgeting and handling project costs from conceptual design stage through go-vertical approvals; preparing preliminary development timeline and critical achievements for project start; diligent efforts to obtain all permits and approvals required to commence construction. EXECUTION: Manage development management team’s efforts for the planning, organization, and controls for major projects, functional area, or department. Determine project execution, project budgets, including hiring of project teams, negotiating major contracts, and supervising other team members' negotiations. Responsible for leading the execution of complex development projects. Selecting and management of general contractor and project consultants, full review and approval of estimates, schedules, change orders and drawing coordination. Verification of work in field; running weekly OAC meetings and tracking down critical issues; collaborate with clients, consultants and/or partners in the development and refinement of plans and specifications as needed. Continued coordination with city officials, utility companies, and other 3rd party jurisdictional entities throughout construction and building certification. Establishing and issuing monthly reporting system for project partners. Verification of monthly funding invoices and requests. POST DEVELOPMENT (CLOSE-OUT) EXECUTION: Responsible for ensuring the close-out of projects: including, being responsible for end of project walk-through's and coordinating the final items to be completed. Coordinate the completion of work and inspections to achieve targeted completion by required dates. Obtain the Certificate of Occupancy from government officials. Responsible for delivery of partner close-out checklist items, including completion of punch-list items, delivery of as-built or record drawing documents, project warranties and maintenance guides, final testing and commissioning, consultant drawings conformance letters, list of utility information, accounts and providers and all required permits and condition of approval sign-offs. Manage the building start up and coordinate turnover to the property management company. Understand and interpret lease language to complete owner responsibilities. Support the leasing team with leasing efforts. LEAD TEAMS: May be responsible for a mix of reports and support teams with the planning and supervision of projects and assignments. Recommend recruitment, selection, promotion, advancement, development and/or termination of direct reports to next level management for approval. Monitor appropriate staffing levels and report on utilization and deployment of human resources. Lead and support staff in areas of training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention. Lead by example and model behaviors that are consistent with TCC's values. WORK ENVIRONMENT AND TRAVEL: Role is primarily in office with expected travel to job sites within the region. EDUCATION: Bachelor’s degree in Architecture, Engineering, Construction Management, Business or equivalent from 4-year college program preferred. LEED accreditation preferred. EXPERIENCE: Typically, at least 8-10 years commercial development management experience. Experience with multi family product type strongly preferred. Ability to comprehend, analyze, and interpret complex documents, including geotechnical and environmental reports, construction plans, engineering and architectural drawings, and venture documents. Knowledge and understanding of construction practices and techniques, Title III of ADA, contract laws, project controls and building support systems or any similar combination of education and experience. PROBLEM SOLVING SKILLS: Ability to handle a variety of decision-making situations in complex situations. Ability to quickly recognize problems and seek out associated team members to quickly resolve outstanding issues. Draws on the analysis of others and makes recommendations that directly impact the company. NEGOTIATION SKILLS: Demonstrates track record of successful negotiation with key collaborators, including contractors, architects, consultants, community members, and city officials. COMMUNICATION SKILLS: Excellent written and verbal communication skills. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and courteous service to clients and team members. Ability to effectively present information and influence audiences and outcomes. TECHNOLOGY PROFICIENCY: Requires advanced knowledge of scheduling software such as Microsoft Project and Microsoft Office Suite. Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future Trammell Crow Company carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $190,000 annually and the maximum salary for the position is $210,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates may also be eligible for a discretionary bonus based on TCC’s applicable benefit program.
