Overview The Financial Analyst, Investments is responsible for analyzing investment strategies, monitoring portfolio performance, and providing insights to optimize investments and provide data related to multi-family housing acquisitions and developments. This position provides input into portfolio decisions using curated data and possesses strong analytical skills and a deep understanding of financial markets. The Financial Analyst, Investments works closely with portfolio managers and research analysts to drive strategic investment decisions that maximize returns. Responsibilities Performs, develops, and masters financial modeling by using Microsoft Excel and SmartSheet software to complete Return on Investment (ROI), Discounted Cash Flow (CDF), Net Present Value (NPV), valuation and other ad hoc analysis. Serves as a subject matter expert where needed, collaborates with team, and contributes to preparing financial analysis and reports related to Commercial Real Estate (CRE), public REITs and private equity, and capital markets for the Executive team. Prepares variance reports, proforma underwriting, investment analysis portfolio summaries, and presentations for senior leadership and the Investment Committee. Learns all areas of multifamily investing including asset management, acquisitions and dispositions, property operations, digital marketing, property maintenance, capital projects, loans, driving NOI, ESG and maximizing value in a fiduciary capacity. Conducts national, regional, and local market research and provides comparative analysis. Stays abreast of market trends, economic indicators, and industry developments. Conducts research to identify investment opportunities and assess market risks. Performs sub-market location research to identify local economic drivers, leasing trends, population trends, and recent and future developments. Maintains quarterly market data reports on existing and emerging new markets. Utilizes financial models, such as valuation models for proforma underwriting, and forecasting techniques to assess potential risks and returns. Performs other duties as assigned. Qualifications Bachelor's Degree in real estate, business, finance, accounting, economics, or a related field is required. 2 years' experience in multi-family property management or finance experience. Advanced proficiency in Excel, including building models and data analysis. A strong analytical thought process with sound judgement and a keen attention to detail. Excellent written and verbal communication skills. Strong organizational and planning skills, with solid experience in applying project management techniques and skills to deliver complex and comprehensive projects, initiatives, and programs on time and on budget. Must be a self-starter and able to take initiative to make forward progress without being directed or asked. Proven history of demonstrating good judgment in decision-making and problem-solving situations. Accounting and Finance backgrounds are preferred (CPA/CFA). Acquisitions experience is preferred. Ability to multitask, meet deadlines, collaborate, and work in team settings as well as independently and contribute to areas beyond the direct scope of responsibility. Solid computer literacy, with experience in the Microsoft suite of products (Word, PowerPoint, Excel, Teams), with the ability to learn new software applications quickly.
