You will oversee the identification, evaluation, and execution of investment opportunities and acquisitions, driving the company's growth and strategic objectives. This senior leadership position requires a blend of strategic vision, financial acumen, and operational expertise to manage complex real estate transactions and investments. Key Responsibilities: Strategic Leadership: Develop and execute investment and acquisition strategies aligned with Elmington's growth objectives. Provide strategic guidance to the executive team on investment opportunities, market trends, and acquisition strategies. Investment Management: Lead the underwriting, financial analysis, and due diligence processes for potential investments and acquisitions. Oversee financial modeling including IRR, NPV, JV Waterfall, and sensitivity analyses using advanced Excel functions. Manage equity and lender financing packages, including the preparation of Investment Committee packages. Acquisition Strategy: Identify and evaluate acquisition opportunities, negotiate deal structures, and manage all aspects of the acquisition process. Lead closing processes, including negotiations and due diligence for equity, construction loans, and permanent financing agreements. Market Research and Analysis: Conduct market research to identify emerging trends, financing opportunities, and competitive dynamics in target markets. Track local supply/demand, market rents, and other key factors influencing investment decisions. Stakeholder Management: Develop and maintain strategic relationships with capital providers, brokers, developers, property owners, and city officials. Represent Elmington in negotiations and external meetings, ensuring strong partnerships and favorable outcomes. Team Leadership: Lead, mentor, and develop a high-performing team of investment professionals. Foster a collaborative work environment that encourages innovation and high performance. Knowledge/Skills/Abilities: Deep understanding of real estate investing, development, and financial analysis. Ability to thrive in a challenging, entrepreneurial environment and manage multiple projects simultaneously. Exceptional analytical skills with advanced proficiency in Microsoft Excel and PowerPoint. Strong communication and interpersonal skills, capable of engaging with diverse stakeholders and executive leadership. Education/Experience: Bachelor's degree in Real Estate, Finance, Business, Engineering, Accounting, or Architecture. An MBA or advanced degree is preferred. Minimum of 10 years of experience in commercial real estate, investment banking, or management consulting, with at least 5 years in a senior leadership role.
