has a need for a Facilities Asset Manager
in Washington, DC. Under the leadership of the Program Manager, the position is responsible for managing, controlling, and tracking the customers assets by means of updating existing data, adding new assets, and removing decommissioned assets. The position will serve as the asset management program expert, prepare reports, perform analysis to identify potential asset deficiencies, develop and implement the asset management strategy and physically survey all assets under the portfolio for accuracy. This position is covered by the CBA for Local 602. Essential Duties and Responsibilities: Office and Managerial: Oversee and maintain inventory in the CMMS, Maximo. Design and implement asset tagging procedures. Develop and maintain office processes and policies for assets. Troubleshoot and resolve issues with database software and related technology program(s). Work with CMMS team to configure and implement changes in the software program. Manage assets after acquisition, assign specifications, track warranties, life cycle and final disposition of assets. Reconcile physical inventory and investigate any inconsistencies. Ensure old assets are disposed, following internal workflows and procedures. Update facility drawings in AutoCAD. Organize and maintain plans and documents in archive library. Design and run various asset reports. Process information requests regarding asset status. Perform related work as required. Submitting requests to add new and remove decommissioned equipment to Preventive Maintenance (PM) schedules. Field Survey: Performing field work related to different job requests including, but not limited to mechanical spaces, roofs, electrical rooms, powerhouse, and outdoors. Recording and maintaining results within asset management system per contractor’s reports and field findings. Printing and placing required bar code labels with asset description on 2x2 or 4x4 metal plates and affix to field equipment with aluminum tie for proper identification. Submitting work orders for Add, Change, Delete (ACD) forms on customer’s behalf. Schedule review meetings with customers Alterations and construction groups to capture newly installed assets. Perform in depth and detailed field reviews of existing equipment, their location, equipment type and data plate information. Taking detailed notes and record extensive information. Other Requirements: Work in a team environment with a one team mentality; be friendly, respectful, empathetic, and professional to teammates and clients. Balance workload and multiple tasks while focusing on attention to detail and prioritizing assignments. Take initiative to resolve issues that arise and solve problems independently; shift priorities as needed or requested by management and remain flexible. Qualifications: AMP Certification through the Institute of Asset Management highly desirable but not required. 5-8 Years of related experience. Experience with asset management. Knowledge of facility related equipment such as HVAC, electrical and plumbing components. Proficient with CMMS- Maximo. Proficiency in Microsoft Office Suite, Adobe, data entry, scanning, uploading, and filing data and documents into Document Management System. Strong written and oral communication skills and ability to work in a team environment. Ability to perform detail-oriented work and remain organized. Must be a US citizen and be able to obtain and maintain a Q level government clearance. Must have an extensive knowledge of common practices, construction asset terminology, and the understanding of common building materials. Must have excellent computer skills to include AutoCAD. Must have the ability to work with blueprints; establish and maintain effective working relationships with staff; prepare and maintain detailed and technical records; research, collect, organize and analyze data, and prepare technical reports and recommendations; and the ability to articulate technical problems and work towards a resolution. Excellent verbal and presentation skills with the ability to understand detailed reports in using asset tracking software and common computer software such as Microsoft Word, Excel, and Power Point.
