Responsibilities:Job Purpose
This position will support the Real Estate Group by assisting with gathering, preparing, drafting, analyzing and organizing landowner and project real estate documents and related information; reviewing, analyzing title commitments and resolving title ownership and land restriction issues; conducting due diligence reviews during the Companys evaluation process for project acquisitions; hiring and evaluating bids of surveyors, title companies and other 3rd party contractors, managing these contractors activities and deliverables; and coordinating real estate aspects of transaction closings.
Key Accountabilities
- Assist real estate transaction counsel and participate in planning, coordinating, and closing project acquisitions and sales and financings.
- Conduct due diligence reviews of landowner agreements and related real estate documents for potential land acquisitions, project development and financing transactions, with particular attention to local law matters, including heavy interaction with local counsel. Hire and evaluate bids of surveyors, title companies and other 3rd party contractors, managing these contractors activities and deliverables.
- Detailed review of title work and surveys and highly developed ability to spot and resolve title ownership, land use restrictions, and legal description issues, along with title company requirements, for title policy coverage.
- Draft title curative and other real estate documents for attorney review, including land leases, easements, rights-of-way, land option agreements, deeds, assignments, subordination and non-disturbance agreements, memoranda and other recordable documents, estoppel certificates, lien affidavits, title objection letters, project closing checklists, real estate schedules and closing instruction letters.
- Work with outside counsel, surveyors, title company and other 3rd party contractors personnel to complete transactions, including creating scope of services and hiring and evaluating bids and tracking activities and deliverables
- Monitor critical action items and scheduled dates and milestones for land acquisitions and related project development and financing transactions.
- Research state and local land development codes as needed.
- Track and organize real estate documents for the Companys portfolio of wind, solar and electrical transmission projects.
- Assist with any other deal-closing activities as may be required.

Qualifications:Educational Requirements
Experience/Qualifications/Education Required
Paralegal Certificate and Associates Degree are required. Texas Notary Public certification is recommended. Bachelors Degree is a plus.
Required Work Experience
At least four years of solid real estate development paralegal experience working on large-scale land or real estate transactions for a land developer, energy company, title company and/or real estate law firm. Significant experience in real estate project acquisition and development work, particularly for undeveloped land, and experience with title companies, title policies, and surveys are strongly preferred. A substantial portion of paralegal work must have focused on transactional real estate, land and title work. Project finance experience a plus.

- High level of proficiency in Microsoft Office and Adobe Acrobat applications; ability to efficiently learn new computer programs when such programs are integrated into project development.
The expected starting pay range for this role is $89,000 - $112,000 USD. This range is an estimate and base pay may be above or below the ranges based on several factors including but not limited to location, work experience, certifications, and education. In addition to base pay, Patterns compensation program includes a bonus structure for full-time employees of all levels.
