Sr. Director, Transaction Management Job Description Summary:
As a member of Cushman & Wakefield's Portfolio Advisory Group, the Sr. Transaction Management Director will be dedicated to one or more of Cushman & Wakefield's most dynamic client accounts. In this role, you will collaborate closely with peers and the account team to support a client's strategic real estate vision. You will be responsible for the day-to-day transaction management of various large strategic initiatives and enterprise transactions that cut across various asset classes on behalf of the client. The Director will be proactive in identifying opportunities for the client to optimize their portfolio and oversee negotiations to deliver favorable outcomes. The candidate will prepare best-in-class reporting and be comfortable ideating solutions. The Director will have oversight of account team support including transaction managers, transaction coordinators, and/or transaction analysts. Major Responsibilities: People and Account Management: Assist with all aspects of relationship management with the Client and required reporting; Partner with Client Corporate Real Estate Team and local Business Unit leads to understand their requirements and build transactional strategies; Lead and/or facilitate client presentations; Participate in client/C&W business reviews and key client meetings; Manage Direct Reports through coaching and mentoring to ensure a highly engaged team. Transaction Management: Assist with the implementation of portfolio plans that align with client's real estate goals; Initiate new transactions, dispositions, and renewals; Manage brokerage resources throughout transactions; Execute complex large transactions; Partner with clients' Senior level operational groups to identify real estate needs; Negotiate and manage transactions consistently; Oversee legal review of client lease documents; Maintain and monitor process reporting; Perform market and financial analysis for transactions; Collaborate with Project Managers and other consultants as required; Manage process documents; Track revenue projections; Complete transaction post-mortems and client surveys for continuous improvement. Strategic Planning: Lead the development of strategic plans and provide strategic real estate advice; Identify potential cost savings strategies; Develop occupancy expansion/contraction strategies; Support business case development; Oversee reports and financial analyses for strategic plans. Client Reporting: Coordinate and implement reporting requirements; Collect and enter portfolio data; Provide instruction and support to maximize reporting tools; Prepare Close Out reports and value add calculations for all transactions. Process Documents: Modify and format existing process documents and playbooks to meet Client's requirements; Identify and implement process improvements.
