Warranty amp; Claims Coordinator

Conduct the warranty planning meeting w/ PM and FS/FOM. Actively track and monitor to closure warranty items in coordination with the PM, CA, Building Manager, and FS/FOM per the warranty process. Assist in determining warranty vs latent defects vs EandO items in coordination with the above team. Coordinate the 10 month warranty walk with the PM. Conduct final warranty walk to verify closed items.Coordinate and work with the PM and CA on latent defect and EandO claims. Actively track, oversee, and monitor defects and claims to completion in coordination and assisting with the project team. Provide guidance to the PM and CA on corrections needed to maintain use and occupancy of the facility while claims are being processed. Verify the work is being done/is completed.Assist PM in latent defect/EandO forensic investigations. May act on behalf of PM in hiring forensic PSP/TSPs to provide investigation and report services to determine causes, recommended remediation, and assign responsibility. May file claims with UT System ORM in coordination with the PM and UT Austin Legal.Act as the warranty and latent defect/EandO claim point of contact in managing and interfacing with internal and external stakeholders (PM, PDC leadership, communications, risk management UT Austin and UT ORM, contract managers, and legal, project controls, design, and construction personnel).Advise PM and CA on construction related issues determining responsibility to correct or strategies to move an issue forward to maintain project schedule in accordance with the contract documents.Train the PM and CA teams on warranty and claims lessons learned. Develop a lessons learned database and training regimen in coordination with the Staff Training and Development Coordinator. Track claims data and metrics in order to keep leadership informed and report on and analyze trends and back-feed lessons learned for training purposes. Leads recurring meetings with stakeholders, as well as updates to leadership on status of progress to close open issues. Other duties as assigned.
