Senior Property Manager I
to join our team at
Northern Heights Apartments,
a 148-unit affordable housing community located in
Springfield, MA .
In this role, you will plan, control, and direct the daily operations of a single large, complex asset that may consist of multiple buildings, typically with 400+ units, or less given extenuating circumstances (e.g. major rehab). As the on-site Property Manager, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, be responsible for all applicable regulatory standards and requirements, and manage on-site staff either directly or indirectly.
This opportunity offers a typical work schedule: Monday through Friday, from 8:30AM to 5:00PM.
Responsibilities Prepare the properties' annual budgets for approval by senior management. Provide reporting and monthly variance reporting. Solicit bids and process purchase orders and invoices in accordance with Winn Purchasing Policy. Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. Collaborate with senior management to establish appropriate rent levels. Review rent schedules and oversee preparation and submittal of increases and renewals. Lead the property teams to maintain optimum level of occupancy. Process timely and accurate move-ins, move-outs, recertifications, and renewals. Approve rental applications adhering to property standards and all appropriate agency standards. Provide oversight of properties' tenant files and ensure that Property Software Data is accurate at all times. Ensure that the site maintains compliance with applicable state and federal program regulations. Ensure the properties and grounds are well maintained. Direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries in accordance with company policy. Use company directives to screen, hire, and train new personnel. Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership. Use the company's Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings. Understand and embody Winn Guiding Principles. Support the operations of: Congdon Mill, Chestnut Homes, Mill Street and Hamilton Square sites. Provide interface and information flow in all insurance and liability issues. Requirements High school diploma or GED equivalent. 5-8 years of relevant work experience. 3-5 years of supervisory experience. A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Experience with Tax Credit (LIHTC). Knowledge of property management. Knowledge of landlord and tenant laws. Experience with various computer systems, including web-based applications and Microsoft Office. Excellent verbal and written communication skills. Outstanding customer service skills. Strong supervisory skills. Ability to work with a diverse group of people and personalities. Preferred Qualifications Bachelor's degree. Experience with OneSite, Yardi or RealPage property management software. Experience with lease ups. Experience overseeing multiple properties. NAHP, CPL, SHCM, CAM (MA – C3P) or CAM – RAM & ARM, CGPM – NAA or NAMA certifications. Knowledge of marketing and leasing techniques. Our Benefits:
