Senior Property Manager II

to join our Sierra Park team in Northern California! This position will oversee 5 properties located in Sacramento, West Sacramento, North Highlands, Stockton, and San Rafael. In this role, you will plan, control, and direct the daily operations of properties assigned, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the property, be responsible for all applicable regulatory standards and requirements, and manage on-site staff. Please note that the salary range for this position is $69,000 to $72,000 annually and a potential 10% performance annual bonus. This opportunity consists of one remote day and 4 days traveling across our 5 properties. Responsibilities

Prepare the property's annual budget for approval by senior management. Provide reporting and monthly variance reporting. Solicit bids and process purchase orders and invoices in accordance with Winn Purchasing Policy. Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. Collaborate with senior management to establish appropriate rent levels. Review rent schedules and oversee preparation and submittal of increases and renewals. Lead the property team to maintain optimum level of occupancy. Process timely and accurate move-ins, move-outs, recertifications, and renewals. Approve rental applications adhering to property standards and all appropriate agency standards. Provide oversight of property tenant files and ensure that Property Software Data is accurate at all times. Ensure that the site maintains compliance with applicable state and federal program regulations. Ensure the property and grounds are well maintained. Direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries in accordance with company policy. Use company directives to screen, hire, and train new personnel. Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership. Use the company's Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings. Requirements

High school diploma or GED equivalent. 5-8 years of relevant work experience in property management, affordable housing. 3-5 years of supervisory experience. Knowledge of property management. Knowledge of affordable housing program, tax credit (LIHTC). Knowledge of landlord and tenant laws. A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Experience with computer systems, particularly Microsoft Office. Excellent customer service skills. Outstanding verbal and written communication skills. Ability to multi-task and manage a fast-paced office environment. Ability to work with a diverse group of people and personalities. Superb attention to detail. Ability to be flexible and resolve complex issues. Ability to travel 4 days per week. Preferred Qualifications

Bachelor's degree. Experience with Yardi or RealPage property management software. Ability to take initiative and work independently. Knowledge of marketing and leasing techniques. Certifications in NAHP, CPL, SHCM, CAM (MA – C3P) or CAM – RAM & ARM, CGPM – NAA or NAMA.
