Summary of Position Functions The Project Developer II is responsible for the collection of information of the design requirements for a building project by interacting with clients to identify project specifications and budgets. Utilizing programming information, the Project Developer II produces schematic designs and floor plans that depict the scope of work for facility improvements that meet the requirements of the client. With an emphasis on the general construction scope items, the Developer, Project II identifies construction materials, produces cost estimates for the defined construction work and collaborates with the development team members for the development of scopes of work for all trades required for the implementation of the project. The Project Developer II is responsible for the transfer of project information and ideas to building design consultants as they supervise the production of construction documents. Essential Position Functions General Builds and maintains strong relationships with Owners, Architects, Engineers, Project Team, and Subcontractors. Communicates regularly with all team members regarding project development progress, open and closed tasks and issues. Feasibility Analysis Conduct facility walk-thru to identify/verify preliminary scope items. Prepare a preliminary cost estimate for the general construction Improvement Measures that address customer needs. Participate in the presentation of the Feasibility Report to the customer. Preliminary Analysis Provide facility existing building construction condition descriptions and general construction improvement explanations. Verify Feasibility cost estimates. Develop conceptual floor plans and elevation drawings for Presentation to Owner. Participate in the presentation of the Preliminary Analysis Report to the Customer. Project Development/Request for Proposal Update the development timeline, budget and project development control index. Develop detailed General Construction Scopes of Work, Specifications and Preliminary Implementation Schedule. Facilitate subcontractor pre-bid meeting and facility walk-thru with Regional Operations Manager and Project Engineer. Address any Requests for Information on General Construction items. Receive subcontractor bids and review for completeness. Finalize costs and access project risk with the Regional Operations Manager and Project Engineer. Build the Final Project Estimate. Assist the Account Manager with the compilation of the final proposal document and prepare presentation drawings/renderings as necessary for the RFP Response and potential interview. Participate in project interviews. Letter of Intent/Project Development Agreement Assemble schematic/design development package for transfer to third-party Architects. Engage third-party consultants for design assistance, contract documents or code review. Define final project scope and revise Scope of Work Documents to rebid as necessary. Finalize the Project Estimate. Assist with the Final Contract preparation. Construction Participate in final Turnover Meeting with the Development and Operations Teams. Assist the Regional Operations Manager with the review of Submittals and Shop Drawings. Support the Project Manager as required during Construction. Non-Essential Position Functions Other duties as assigned. Supervisory Responsibilities None at this time. Education Qualifications Bachelor's Degree in Construction Science, Construction Management, Architecture, Engineering or related field, or equivalent combination of education, training, and experience. Knowledge, Skills and Abilities Proficiency in computer applications preferred including AutoCAD, Revit, Visio, Procore, MS Project, Microsoft Office applications, RSMeans estimating and any other company standard software appropriate for the position. Track record of establishing and maintaining development and construction budgets. Demonstrated success in working effectively with subcontractor market and A/E teams. Certificates, License, Registrations Work environment The position requires most of the work to be accomplished in an office environment. During audits of facilities, the associate may experience work in outside weather conditions. The associate frequently works near moving mechanical parts. The associate occasionally works in high, precarious places and is occasionally exposes to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration. The noise level in the work environment is usually moderate. Physical demands While performing the duties of this job, the associate is frequently required to stand, walk, use hands to handle objects, tools, or controls, and reach with hands and arms. The associate is occasionally required to climb or balance and stoop or kneel. While collecting data in the field, the associate may be required to use a ladder to gain access above a ceiling or onto a roof to verify existing conditions.
