Value Store It offers secure and affordable self-storage solutions with multiple locations in Florida, Massachusetts, and Arizona. Their facilities provide climate-controlled units, vehicle and RV storage, and offer a Value Protection Plan for added peace of mind. Servicing 32 properties, Value Store It is seeking its next Director of Finance to oversee financial planning and analysis.
Position Summary:
As the most senior finance officer, bridge the gap between finance and accounting. Seamlessly transition between high-level management and strategic related finance functions (trend analysis and reporting) and interpret and analyze transactional based accounting. Serve as a key business partner to the President and executive leadership team. Key Responsibilities:
Manage financial controls and accounting procedures and assist with tax planning strategies. Prepare monthly financial statements and key performance reports for all VSI Properties. Prepare quarterly US GAAP Reporting (financial statements, auditable work papers, and investor capital accounts) for annual fair value basis audits. Oversee audits and provide full GAAP footnotes for statements, and review tax returns for alignment with tax planning strategies. Analyze existing property financing and provide insight into the financial operation of the company. Actively support equity fund program(s) and other capital markets activities. Assist in all cash management and forecasting analysis and prepare reports for executive/investor meetings on an ad hoc basis. Prepare and review detailed K-1 tax reports for investors, ensuring accuracy and compliance with tax regulations while meeting reporting deadlines. Manage and perform complex waterfall calculations for real estate investment distributions, ensuring alignment with partnership agreements and accurately tracking investor returns across multiple project tiers. Coordinate and review cost segregation studies for new projects. Prepare annual operating budgets for all entities. Manage and obtain loans for new and existing assets. Job Qualifications:
At least seven years of hands-on, finance and accounting management level experience. This includes prior experience serving as the leading expert on all finance and accounting matters (or equivalent). Strong experience with Excel, QuickBooks, and Microsoft Power BI. Strong analytical and financial analysis skills. Prior experience in a commercial real estate environment, with multi-entity accounting and reporting. Bachelor’s Degree and/or equivalent work experience. MBA and/or CPA preferred.
