POSITION SUMMARY:
The Construction Tenant Coordinator is part of the Construction and Development team at B. F. Saul and is responsible for tracking and coordinating tenant lease requirements, including tenant building plans and signage plans for landlords' approval, tracking tenant building permits with tenants and local jurisdictions, as well as tracking tenant construction schedules through completion. The team is seeking a highly engaged individual to be the point of contact for all office and retail tenant buildouts for executed leases. This will also be a highly visible position internally and be part of regular meetings providing updates on projects to leadership. Understanding the details of each project and the schedule status is important for the success of the role.

DUTIES & RESPONSIBILITIES:
Point of contact for all tenants, tenant's general contractor, sign vendor and architect. Assists leasing with status of tenant spaces and provides exhibits along with tracking of vacant spaces to have plans ready for leasing agents and prospective tenants. Responsible for tracking of, as well as tenant correspondence for, all completion and delivery of tenant spaces and ground lease building pads. Responsible for management of all requests for scanning/prints utilizing the drawing print scanner. Responsible for tenant correspondence/coordination of all tenant drawing/signage submittals, approvals and recording each item into the Tracking Logs. Obtains complete plans, specifications, and sample boards from the tenant within guidelines and requirements of the lease. Manages correspondence between Landlord and Tenant for approvals or corrections. Follows up with the tenant and or C&D personnel assigned to make sure the plan corrections are completed. Tracks progress of tenant's construction against dates set forth in the lease, through final inspections and tenant opening. Resolves problems and or assists with issues with the tenants and governing agencies on behalf of the landlord. Familiarity and understanding of relevant jurisdictions/permitting offices in submitting and tracking of permits. Conducts a weekly meeting with C&D, Leasing and Operations departments. Tracks the status of all construction bonds including renewals and bond release requirements Other duties as assigned. SKILLS & ABILITIES:
General knowledge of construction plans and signage submittals. Understanding of lease terms and the ability to review leases for relevant information and dates. Excellent presentation skills Ability to effectively react to and manage unforeseen schedules and situations. Ability to use critical thinking to solve a multitude of problems and make decisions. Project management and client service skills. Must be a team player. Ability to meet deadlines and is self-directed, professional, thorough, and responsible. QUALIFICATIONS:
4-year degree preferred or commensurate work-related experience. 5+ years working for a general contractor and/or property management firm. Retail development and construction knowledge background. Bilingual a plus
$55,000 - $95,000 a year
The actual base pay offered is determined by several variables, including, as appropriate, the applicant's qualifications for the position, years of relevant experience, distinctive skills, level of education attained, certifications or other professional licenses held. Base pay is one component of Saul Centers Inc. total compensation package, which also includes access to or eligibility for healthcare benefits, a 401(k) plan, short-term and long-term disability coverage, basic life insurance, bonus plans and more.
