Chief Engineer

The Chief Engineer will oversee all tradesmen responsible for the maintenance of all mechanical systems at RXR. Coordinates, interprets, and maintains and repairs facility equipment, including but not limited to switch gear, panel boards, distribution, lighting and lighting control equipment, plumbing systems, HVAC systems, Life Safety systems, etc. at the facility to ensure continuous and proper operation in the most economical fashion.

Supervisory responsibilities: This position supervises full-time Local 94 engineers. Responsibilities shall include, but not be limited, to training employees, planning, assigning, and directing work, appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems.

Essential Duties and Responsibilities:

1. Responsible for keeping mechanical areas of the building clean, safe, and well maintained.
2. Communicates effectively (oral and in writing) with senior management, ownership, and other stakeholders.
3. Actively participates and ensures professional development of subordinates by assisting property management with selection and coordination of “Toolbox” training sessions.
4. Directly supervise union engineering staff.
5. Assists with management of all union relationships and maintains excellent intra-company and inter-company relationships.
6. Responsible for the implementation and ongoing management of the CMMS (Computerized Maintenance Management System).
7. Helps assure that staff is addressing all service requests in a timely manner.
8. Assists in managing all Engineering related service agreements and contracts.
9. Responsible for operational oversight, maintenance, and repair of building management systems.
10. Aids the property management in maintaining the proper inventory of essential spare parts and maintenance material.
11. Understands the principles of operation, maintenance and repair of the building.
12. Actively participates in all energy management, utility procurement and energy conservation initiatives.
13. Assists with risk management program development and implementation.
14. Schedules, assigns, plans, and monitors the work of personnel performing a variety of mechanical and electrical projects.
15. Assists with the review plans for future construction and tenant fit-out projects.
16. Develops timelines for equipment replacement or retrofit.
17. Trains or informs employees of new work methods or procedures.
18. Creates, maintains, and interprets company and department policies.
19. Coordinates and assists other engineering staff personnel with obtaining required and applicable licensing and certifications.
20. Participates in construction, property management and tenant meetings.

Essential Physical Abilities:

1. Ability to visually inspect machinery.
2. Ability to walk up and down stairs for inspections and emergency procedures.
3. Ability to detect emergency alarms and alarm conditions.
4. Ability to inspect equipment located on roofs or other high places.
5. Ability to climb to roof of the building using stairways during emergencies.
6. Ability to work on hands and knees for inspection, repair or maintenance.
7. Ability to work weekends and extended hours.
8. Ability to respond 24/7 to building emergencies.
9. Ability to climb ladders to conduct inspections, maintenance and repairs.
10. Ability to move and carry heavy objects with appropriate tools.

SKILLS/EDUCATION/EXPERIENCE:

1. 10+ years of engineering experience with demonstrated supervisory responsibility in a class-A commercial property setting.
2. As required by the CBA, FDNY Q-01 and EPA Universal CFC licenses are required.
3. Strong interpersonal, coaching, and training skills.
4. Excellent technical and problem-solving skills.
5. Proficient oral and written communication skills.
6. Advanced computer skills, CMMS experience, and building automation system experience.
7. Strong competency utilizing MS Word, Excel, and Outlook.
8. Detail oriented in all tasks, repairs, construction oversight, etc.
9. Familiarity with OSHA, NEC, NFC and life safety codes.
10. Ability to read and interpret architectural and MEP drawings.
11. Knowledgeable of ESG, sustainability best practices, and energy conservation measures.
