Job Description

The Maintenance Supervisors handle many different areas of repair, such as plumbing, electricity, ventilation, airconditioning, and other building systems. The Maintenance Supervisor is also responsible for evaluatingproblematic systems and determining what repairs need to be performed. Maintenance Supervisors are alsoinvolved with the hiring of workers, and assigning duties and responsibilities; the maintenance supervisor mayprovide training on equipment and procedures used in a building or complex. Maintenance supervisors are alsoresponsible for coordinating with building or complex management on supplies needed for the job, as well asmaintenance inventory. Supervisors may also be responsible for the evaluations and accident investigations, aswell as filing reports.

Work hours: Monday - Friday, 8am-5pm.

On call for emergencies, nights, weekends, and holidays.

Daily tasks:

  • Greet homeowners, vendors, and contractors.
  • Walk community and perform routine and preventative inspections.Maintain facilities equipment and repair.
  • Perform general maintenance work in the common areas and amenities, to include plumbing, electrical, and carpentry work.
  • Review and prioritize work order tickets, update tickets with work done, close out tickets with the work is completed using Building Link.
  • Communicate work updated with the General Manager, Homeowners and Board of Directors.
  • Coordinate with outside contractors to perform maintenance work, repairs, and capital projects.
  • Purchase and manage all related maintenance supplies and equipment repair parts.
  • Other duties as assigned.
Pay rate is $75-$80K.

Requirements
  • 5+ years of general maintenance work in a residential setting.
  • Excellent communication skills (written and spoken), custoemr service, and follow-up skills.
  • Self-motivated, proactive, ability to meet deadlines, and manage multiple projects while meeting deadlines.
  • Knowledge of general maintenance requirements, (documentation, safety, required reporting,regulations, etc.).
  • Knowledge of electrical and plumbing codes and maintenance requirements, (documentation,safety, required reporting, regulations, etc.).
  • Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety,required reporting, regulations, etc.)
  • Knowledge of OSHA,State, or local governmental worksite and personal safety requirements.
  • Valid driver's license is required.
