They have a strong presence in the Mid-Atlantic, having completed projects across DC, Maryland, and Virginia. With a large-scale project upcoming in the Maryland area, they are looking for an experienced Project Manager to join their team.DescriptionThe Superintendent - Multifamily Builder/Developer - Annapolis, MD will be responsible for:
* Developing and managing comprehensive project plans, schedules, and budgets.
* Collaborating with architects, engineers, subcontractors, and team members to ensure the design and construction phases meet client specifications and project requirements.
* Reviewing and approving project scopes, plans, and design documents.
* Creating and maintaining accurate project budgets, ensuring cost control and value engineering where necessary.
* Monitoring and tracking project expenses, change orders, and progress payments.
* Identifying potential budget overages and proposing cost-saving solutions.
* Leading and managing the project team, including subcontractors, suppliers, and internal staff, ensuring effective communication and collaboration throughout the project.
* Holding regular meetings with stakeholders to review progress, assess risks, and explore opportunities for improvement.
* Ensuring adherence to safety standards and regulatory compliance.
* Developing and maintaining detailed project schedules to ensure on-time completion of all construction phases.
* Proactively addressing any schedule delays or issues to keep the project on track.
* Coordinating with other departments (e.g., procurement, sales, and marketing) to align project milestones with operational goals.
* Overseeing quality assurance processes, ensuring work meets industry standards, regulatory codes, and project specifications.
* Conducting site inspections and walkthroughs to monitor progress and resolve any issues.
* Ensuring full compliance with local building codes, zoning laws, and environmental regulations.
* Identifying and assessing potential risks related to construction, site conditions, and external factors.
* Developing and implementing strategies to mitigate risks, preventing delays and cost overruns.Serving as the primary point of contact for clients, providing regular updates on progress, milestones, and any changes.
* Managing client expectations, addressing concerns, and ensuring the delivery of high-quality results.ProfileThe Superintendent - Multifamily Builder/Developer - Annapolis, MD will have:
* 5-10 years of experience in construction
* Managed at least one new construction multifamily project from start to finish in the role of Project Manager
* Previous experience with a builder/developer is preferred
* Exceptional communication skills, both verbal and written
