As a Building Services Manager, you will carry out our mission to improve the experience of aging together by assisting the Director of Building Services in the planning, development and proper operations of the plant and building equipment systems including the heating, air conditioning, water, and electrical utility systems in accordance with applicable federal, state, and local standards, guidelines, and regulations. The overall objective is to oversee all facility maintenance operations to ensure that the facility is maintained in a safe and professional manner.

What will I do as a Building Services Manager?

  • Oversee the operation of the facility's heating, air conditioning, automation and plant equipment. Conduct inspections of assigned work areas and evaluates operating data to determine effectiveness of equipment. Troubleshoot to ensure continuous equipment operation. Responsible for energy efficient operation of building systems to provide a comfortable environment.
  • Supervise the daily maintenance operations of the buildings, grounds, and equipment, including mechanical, electrical, plumbing, life safety systems and structural components, to meet all applicable codes and regulations. Ensure that work is completed properly.
  • Plan and implement the preventative maintenance program for the facility's buildings and equipment. Evaluate equipment life cycles and recommends replacement as needed to ensure continued efficient, reliable operation.
  • Ensure that the plant equipment and facility is ready for and passes scheduled inspections on time for continued operation. Develop and follows up on any plans of correction.
  • Arrange for and work with appropriate third-party vendors, contractors and service providers. Secure quotes and negotiates the best available prices. Track expenses to maintain the budget. Supervise and review contractor work to ensure effective and timely repairs. Participate in the planning, construction and installation of equipment systems.
  • Order supplies, material, and equipment to maintain backup parts to ensure continuous operations. Process purchase orders. Negotiate the best available prices with vendors. Ensure that goods are received as ordered. Track expenses to maintain the budget.
  • Ensure compliance with applicable federal, state/local standards, and regulations including COMAR, ADA, OSHA, CMS, Life Safety Code and NFPA. Provide support during emergency disaster situations. Maintain a safe, neat, and productive work environment in all equipment and shop areas. Maintain tools in good working condition and ensure the safety of the work area for staff, residents and visitors.
  • Track overtime; keep staffing costs within budget. Schedule employees to meet the needs of the facility and approves leave requests.
  • Monitor staff work performance levels to ensure peak efficiency and provide feedback to improve performance. Review and prioritize work orders, assist staff to ensure proper work order completion and training, Identify and instruct staff on correcting work problems. Complete staff annual evaluations. Provide counseling or discipline as necessary to ensure the highest level of performance and customer service.
  • Other duties as assigned, including but not limited to, exterior grounds work, snow/ice removal, driving company vehicles for transportation or supply pickup.

What is required in this position?

  • Requires high school diploma or equivalent.
  • Requires 2nd Grade Stationary Engineer License; 1st Grade Stationary Engineer License preferred.
  • Requires valid driver's license.
  • Maintenance Electrician license, Plumbing License or CFC Certification preferred.
  • Requires 5 years' experience in building maintenance experience.
  • Experience in the healthcare industry preferred.
