Cushman & Wakefield Job Description This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately and perform timely routine operation, inspection, maintenance, and repairs all HVAC, mechanical, electrical, and plumbing equipment, and systems in assigned facilities to obtain the most efficient operating results and life expectancy. Position assures that equipment is being maintained in an energy-efficient and safe manner, and downtime is reduced to a minimum by anticipation of necessary repairs and maintaining records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. The Engineer will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. Key Responsibilities Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and other components. Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings. Perform major HVAC repairs including compressor replacement, condenser replacement, evaporator coil replacement, etc. Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc. Perform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance. Conduct facility inspections and report on conditions impacting satisfactory client occupancy and operations. Operation, maintenance, and repair of boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water. Operation, maintenance, and repair of refrigerant compressors, condensers, evaporators, traps, and related devices. Operation, maintenance, and repair of pumps and valves used in the system. Operation, maintenance, and repair of air compressors and distribution lines. Operation, maintenance, and repair of water filters, softeners, piping, and pumps. Operation, maintenance, and repair of electrical motors and engines used to power essential systems. Maintain elevators unless serviced by specialized contractors. Operation, maintenance, and repair of building automation systems for HVAC. Operation, maintenance, and repair of sanitary sewer systems and sump pumps. Maintenance and repair of kitchen equipment excluding tenant-owned equipment. Recommend improvements to the preventive maintenance program. Maintain stock and inventory control. Comply with all applicable codes, regulations, and company directives related to building operations. Study and become familiar with various equipment for assigned client locations. Ensure the management team is informed of current building operations by compiling and submitting monthly reports. Comply with all safety procedures and maintain good housekeeping. Recognize safety hazards and propose methods to eliminate them. Respond effectively to all emergencies and may require light travel during emergency events. Maintain all Federal, State, or Local licenses required for locations assigned. Complete all required C&W Safety Training as scheduled annually. Comply with C&W Uniform Dress Code while working. Minimum Requirements A High School Diploma or GED Equivalent is required. Graduate of an apprentice program or trade school preferred. Minimum of four (4) years of technical experience in building engineering with a strong background in HVAC, plumbing, electrical, and equipment repair and maintenance. Candidate must possess and maintain a valid state driver’s license and appropriate licenses/permits for trade as required. Possess a valid "Universal" level certification for CFC and HFC-based refrigerants (EPA Section 608). Knowledge, Skills & Abilities Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, and refrigerant systems. Knowledgeable in energy management systems and operations. Excellent interpersonal skills in dealing with tenants, clients, and vendors. Basic Computing Skills in Outlook, Excel & Word. Physical Work Requirements Considerable physical activity. Ability to lift a minimum of 50 lbs. of equipment and perform work in varying weather conditions. Scheduling Most schedules work typical business hours based on location assigned. Must be willing and able to support after-hours/weekends building-related activity as required.
