position: Senior Estimator Reports to: Chief Estimator Preconstruction Department Pay range based on experience level : $145K-$165K Position Summary: The Senior Estimator is responsible for leading the preparation of complete and accurate estimates for each phase of the project’s design. This position works with clients, architects/engineers, and subcontractors/suppliers to plan cost factors for building projects. This position analyzes construction documents, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects. Essential Job Functions, Duties and Responsibilities: The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified. • Prepare estimates with the proper level of detail for all design stages: o Conceptual, Schematic Design, Design Development and Construction Documents. • Create subcontractor bidders list for the solicitation process with iSQFT or other solicitation programs as may be utilized. • Write the specific and general instructions to bidders and required bid forms. • Compile and write a scope of work checklist for each trade during the bid process. • Review subcontractor and supplier bids for conformity to plans and specifications. • Manage the estimating team in the assembly and submission of bids. • Research construction documents and analyze specifications to determine estimated costs. • Work with the operations team throughout the preconstruction process in reviewing plans and specifications for constructability issues and determining general requirements on the project. • Read and study bid package documents to ensure compliance and ensure that all bids are prepared consistently with those documents (instructions to bidders, plans, specifications, etc.). • Manage and track multiple preconstruction projects at once. • Review design documents for proper information to receive accurate pricing from subcontractors and suppliers, generates acceptable value engineering ideas, and prepares life-cycle costing. • Prepare quantity take-offs and estimates costs of materials, labor, and use of equipment required. • Assist with system analysis of building components and MEP Systems. • Present project budgets to clients. • Conduct turnover meetings from preconstruction department to operations department. • Assist the operations team in planning procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction. • Assist with preparation of RFP responses and presentations. Educational, Skills, and Experience Requirements: • Four (4) year postsecondary degree in a related field (building science, construction management, civil engineering, etc.) required. Relevant work experience will be considered in lieu of degree/certification. • At least five (5) years' estimating experience required, ten (10) years preferred. • Ability to read and understand contracts and engineering and architectural drawings and specifications. • Strong analytical skills. • Demonstrated ability in these areas: interpersonal skills; computer skills; ability to communicate effectively with individuals at all levels of the project, both written and oral. • Proficiency with MS Excel, MS Word, iSqFt, SmartBid, On-Screen Takeoff Working Conditions: Physical requirements include the following: • General work environment – sitting for long periods, standing, walking, typing, carrying, pushing, bending. Work is conducted primarily indoors with varying environmental conditions such as fluorescent lighting and air conditioning • Noise level is usually low to medium • Occasional lifting/moving of up to 30 lbs. • Regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. • Hearing and speaking ability sufficient to carry on a conversation with another individual (or groups of individuals) in person and over the telephone.
