- Financial Analysis: Conduct in-depth financial modeling, forecasting, and analysis to evaluate the performance and profitability of real estate projects.
- Market Research: Analyze market trends, property values, and economic conditions to identify opportunities and risks.
- Budgeting & Forecasting: Assist in the preparation of budgets and financial projections for property developments and management operations.
- Investment Evaluation: Assess potential investment opportunities, including ROI analysis, NPV, and IRR calculations.
- Reporting: Prepare detailed financial reports and presentations for stakeholders, including senior management and investors.
- Collaboration: Work closely with cross-functional teams, including development, property management, and finance, to ensure alignment on financial objectives.
- Bachelor's degree in Finance, Accounting, Economics, or a related field.
- 2-5 years of experience in financial analysis, preferably in real estate, property management, or a related industry.
- Experience with creating, analyzing, and interpreting financial proformas is required.
- Strong proficiency in financial modeling and analysis tools, including Excel and financial software.
- Solid understanding of real estate investment metrics, market analysis, and property valuation techniques.
- Exceptional analytical, problem-solving, and organizational skills.
- Effective communication and interpersonal abilities to work in a collaborative environment.

JOB SUMMARY: The Financial Analyst is responsible for the underwriting of new and existing transactions, assisting with loan acquisition and management and reviewing the current portfolio for areas of improvement
Key Performance Objectives in order of priority include:

Underwriting of new acquisition and development opportunities and reviewing existing transactions to provide reporting on performance against projections

Develops loan packages, assists with loan acquisition process and managing the loan portfolio and lender relationships

Oversees annual budget and capex process to ensure accurate financial monitoring and cost conscious portfolio improvements.

Reviews and analyzes existing portfolio to provide recommendations on maximizing asset values and cash flow.

Note: Twenty percent of time is reserved for ancillary activities, interruptions and unplanned events.
ESSENTIAL DUTIES AND RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required. Other duties may be assigned.
- Develops and maintains standard proformas for the underwriting of various asset classes
- Develops bank packages for loan applications.
- Assists in due diligence and closings for new acquisitions and construction projects
- Assists in loan closing process and information exchange
- Creates Loan abstract for effective financial oversight of acquired properties.
- Tracks, reviews and analyzes loan maturity and refinance opportunities
- Conducts alternative investment monitoring.
- Documents the investment strategy for Uptown Rental Properties assets; including acquisition and disposition, metrics, recommendations.
- Assists in dispositions process (sale of assets).
- Reviews and Monitors the performance of existing assets under management, comparing results to projections
- Analyzes the existing portfolio mix to make better investment decisions.
- Researches and consolidates comparable information for rental and investment purposes.
- Critically evaluates and seeks justification for property maintenance and management operations.
- Stays abreast of the condition of assets through physical inspections and monitoring inspection reports done by others
- Updates various personal financial statements, global cash flow reports and investor values semi- annually
- Aids in reporting to investors and lenders
- Responsible for the monitoring of various third party contracts for the portfolio including but not limited to bulk utilities (gas/electric), laundry, internet. Maintains relationships with various vendors in these areas and ensures Uptown's contracts are maintained.
- Oversees the capital expenditures approval process for assets under management. Prioritizes and helps sequence capital investment spend based on information received from property management.
- Works with property management to monitor and report on age and condition of large capital items (roofs, parking lots, etc) in order to aid in tracking and timing of adding to the capex plan for various assets
- Oversees the annual budget creation process for all properties undermanagement
- Ensures that budget templates are up to date and working.
- Trains property management personnel on how to complete the budget process
- Sets the schedule of when budgets are due and facilitates ensuring all are completed on time
- Review and approves final budgets
