The Property Accountant will manage financial operations related to real estate properties, ensuring compliance with accounting standards and organizational goals. This role includes month-end closing, financial reporting, tenant ledger analysis, and liaising with property managers and other teams. Essential Job Functions:
- Month-End Closing and Reporting:
- Perform month-end financial closing activities.
- Generate and analyze monthly reports, including Profit & Loss (P&L) statements.
- Financial Analysis and Review:
- Conduct General Property Revenue (GPR) analysis.
- Perform P&L variance analysis.
- Accounts Payable (AP) and Accounts Receivable (AR) Management:
- Analyze AP and AR transactions.
- Ensure timely and accurate postings.
- Reconciliation and Journal Entries:
- Prepare and post manual journal entries.
- Perform account reconciliations, bank reconciliations, and balance sheet reconciliations.
- Reserve and Security Deposit Analysis:
- Analyze replacement reserves and security deposit balances to ensure compliance with regulations.
- Tenant and Lease Accounting:
- Register deposits and receipts.
- Post consolidated Housing Authority subsidy payments (e.g., Section 8) in Yardi.
- Analyze tenant ledgers and process corrections.
- Update lease charges based on Housing Authority rent change letters.
- Collaboration and Cross-Team Support:
- Work closely with property managers to reconcile accounts.
- Provide insights to facilitate decision-making across departments.
- Perform other duties as situation requires or as assigned by supervisor.

- Assist with special projects as assigned.
- Support audit preparation and compliance efforts.
Education: Bachelor's degree in accounting, finance, or a related field.

Technical Skills & Competencies:
- Proficiency in accounting software, including Sage Intacct and Yardi.
- Advanced proficiency in Microsoft Excel (e.g., pivot tables, v-lookups).
- Familiarity with accounting for Low-Income Housing Tax Credit (LIHTC) partnerships, including compliance and financial reporting requirements.
- Strong understanding of real estate accounting principles and practices.
- Strong knowledge of accounting principles and financial reporting.
- Analytical mindset with attention to detail.
- Effective communication and collaboration skills.
- Experience with month-end closing, financial reporting, and bank reconciliations.
- Master's degree in accounting or finance
- Familiar with Federal and State Grant accounting.
- Experience with implementing and optimizing accounting system

- Ability to work at a computer for extended periods.
- Occasionally lift up to 20 pounds.
