Modern Construction & Facilities Maintenance Services is in Charlotte and offers nationwide Commercial Construction and Facility Maintenance services to our clients.
The preferred candidate will have experience as a commercial General Contracting Senior Project Manager and/or Senior Superintendent and now looking to move into an expanding departmental leadership and general construction management role.
This position will require some travel and will be based at our Charlotte office. The preferred candidate will have extensive job history in the Charlotte area market.
In addition to the $120,000/year base salary, this position is eligible for an On-Target Bonus of up to 25% of the annual salary based on achieving predefined performance goals. This includes (but is not limited to) achieving project milestones, inspection and safety standards, client satisfaction, and budget management.
Summary:
The Director of Construction will oversee all operations, functions, and activities of the Modern Construction Services Commercial General Construction Department, including start-to-finish management for the design, construction, and modification of a variety of complex commercial projects AND supervision of departmental personnel, project managers, foremen, and other team members.
Responsibilities:
Oversee the entire planning, execution, and completion of commercial construction projects.
Manage worksites for new construction as well as remodeling projects.
Manage multiple projects simultaneously, paying attention to detail and quality.
Provide direction and supervision to general contractors, subcontractors, and vendors to ensure that project timelines are being met, efficient workflow, and adherence to quality standards.
Employ a “customer service culture” where communication and interaction is positive and builds enduring relationships with employees, subcontractors, vendors, and clients.
Develop scope, budget, and schedule for each project, including cost estimation and financial reporting.
Oversee the preparation of Proposals and Requests for contractors; negotiate final agreements.
Negotiate and prepare change orders for construction projects.
Supervise department personnel: Lead, direct, monitor, and evaluate department staff and provide professional development.
Communicate key performance indicators, goals, and responsibilities to staff.
Review all construction activities to ensure adequacy and compliance with building codes, safety regulations, legal requirements, and company and agency standards.
Serve as the company safety officer and point of contact for safety standards, employing risk management to identify potential risks and developing mitigation strategies to ensure smooth project execution and adherence to worksite safety practices.
Prepare and present departmental reports and other necessary communications.
Set priorities and exercise sound, independent judgment.
Provide regular project updates to the company president and project heads.
Qualifications:
Previous experience supervising personnel, training and evaluating staff, and effecting leadership.
Previous experience as a Pre-construction Manager or Project Manager.
Daily use of resource management and computer programs used for project management, project design, scheduling, tracking, employee job-costing and time management, and other applications (i.e., Procore, Bluebeam, Job Tread, MS Outlook, SharePoint, Excel, Word, etc.).
Express in writing, and articulate to team members, construction principles, practices, and applications.
Principles and practices of Project Management.
Certifications:
Industry relevant certifications, such as PMP (Project Management Professional), CCM (Certified Construction Manager), AC (Associate Constructor), or CPC (Certified Professional Constructor) preferred.
Education:
Equivalent to an accredited four-year college or university degree with major coursework in civil or structural engineering, architecture, construction management, business administration, or a related field and five years of increasingly responsible experience, including three years’ responsibility in a managerial capacity.
Physical Demands:
Must possess the physical mobility to work in field and office settings and use standard office equipment, including a computer, cell phone, and tablet; and to operate a motor vehicle and travel to various job and meeting sites.
Additional:
