Qualifications/Experience:
- Real Estate Salespersons License
- Bachelor’s degree plus OR equivalent work experience
- 2+ years of real estate sales/transaction experience required
- Multifamily Investment Sales experience preferred but not required
- Understands the Texas real estate environment and capital markets space
Key Responsibilities:
- Business Development: Proactively network within the real estate community to identify new sales opportunities, connect with potential buyers, and establish strong relationships with multifamily property owners. Set up meetings to discuss investment strategies.
- Financial Modeling: Conduct underwriting to assess a property’s financial performance and investment potential. Prepare Broker Opinion of Value (BOV) reports to determine competitive pricing for properties we aim to sell. Utilize market comparables and in-depth financial modeling to support valuation and pricing strategies.
- Market Research: Understand the latest trends, rental rates, cap rates, and sales activity within the DFW multifamily market. Leverage this data to provide owners and investors with actionable insights, helping them make informed investment decisions.
- Property Marketing: Develop and execute marketing strategies to showcase exclusive listings, including creating offering memorandums, running targeted email campaigns, and leveraging industry platforms. Ensure maximum exposure to qualified buyers to drive demand and secure competitive offers.
- Negotiations: Lead negotiations for Letters of Intent (LOIs) and Purchase & Sale Agreements (P&S Agreements), working to achieve the best possible terms and highest sale price for clients. Navigate complex deal structures and problem-solve to ensure successful closing.
- Investment Advisory: Serve as a trusted advisor to real estate owners, offering guidance on property valuation, acquisition strategies, and optimal timing for dispositions. Provide tailored recommendations that align with each client’s investment goals.
