Position Summary:

The Project Development Manager is responsible for evaluating and preparing sites for successful development, ensuring each location meets technical, regulatory, and feasibility standards. This role requires a strategic problem solver with expertise in land development, permitting, and site evaluation, capable of transforming complex site data into actionable insights. The ideal candidate will collaborate cross-functionally with internal teams and external stakeholders to drive projects from feasibility to execution.


Responsibilities:

  • Conduct in-depth site evaluations to assess suitability for EV charging infrastructure.
  • Analyze zoning regulations, setbacks, easements, accessibility, utilities, and environmental constraints.
  • Assess land use regulations, permitting pathways, and jurisdictional requirements to ensure smooth project approvals.
  • Conduct GIS-based and on-site analysis of parcels, property boundaries, and ownership records.
  • Review and refine site layouts to confirm feasibility and alignment with technical specifications.
  • Evaluate NEPA implications, floodplain concerns, and environmental compliance requirements.
  • Collaborate with surveyors, engineers, and legal teams to confirm easements, right-of-way access, and title clearance.
  • Engage with utility providers to assess power availability, service upgrades, and interconnection feasibility.
  • Prepare detailed site reports summarizing development potential, risks, and mitigation strategies.
  • Manage the permitting process, ensuring compliance with federal, state, and local regulations.
  • Track and document permit applications, environmental impact studies, and land use approvals.
  • Stay informed on evolving regulatory frameworks, permitting requirements, and industry trends affecting project development.
  • Support site acquisition efforts by providing data-driven recommendations for optimal locations.
  •  Communicate with landowners, municipalities, and key stakeholders to secure approvals and facilitate project progress.
  • Present findings and development insights to internal teams, leadership, and external partners to align project strategies.


Education and Experience:

  • Bachelor’s degree in Land Use Planning, Geography, Environmental Science, Civil Engineering, Business, or a related field.
  • Experience: Minimum 3+ years in site development, land analysis, permitting, or project development.
  • Strong analytical and project management abilities.
  • Excellent research, organizational, and problem-solving skills.
  • Effective communication and stakeholder engagement capabilities.
  • Experience working in a fast-paced, mission-driven environment.


Technical Knowledge:

  • Strong understanding of zoning laws, permitting processes, and land development principles.
  • Familiarity with NEPA, environmental permitting, and utility coordination.
  • Proficiency in GIS mapping tools, site planning software, and data analysis.
  • Ability to interpret property surveys, site plans, and legal land documents.
