Position Summary:
The Real Estate Analyst/Associate will be responsible for supporting the firm’s investment and asset management activities, with a primary focus on multifamily acquisitions and portfolio optimization. This role requires strong financial modeling skills, in-depth market research capabilities, and a keen ability to evaluate investment opportunities

Working closely with senior leadership, this individual will play a vital role in deal underwriting, due diligence, and ongoing asset performance analysis to maximize returns and ensure long-term portfolio success.

Key Responsibilities:
Investment Analysis & Underwriting
- Conduct comprehensive financial analysis and underwriting for prospective multifamily acquisitions, joint ventures, and development opportunities.
- Develop and maintain complex financial models to analyze cash flows, debt structures, returns (IRR, NPV, equity multiples), and sensitivity/scenario analyses.
- Assist in structuring acquisition and financing terms to optimize deal performance.
- Evaluate pro forma projections, operating expenses, and market assumptions to assess investment viability.
Market Research & Due Diligence
- Perform extensive market research to identify trends, rental demand, competitive positioning, and macroeconomic factors affecting real estate investments.
- Conduct site visits, analyze demographic and economic data, and provide strategic insights to support investment decisions.
- Assist in due diligence efforts, including lease audits, rent roll analysis, budget reviews, environmental and engineering assessments, and coordination with third-party consultants, lenders, and legal teams.
- Review and analyze property management reports, capital expenditure plans, and business strategies to ensure alignment with investment goals.
Transaction & Deal Execution
- Support the execution of acquisitions, dispositions, and refinancing transactions, including preparing investment memoranda and coordinating with internal and external stakeholders.
- Assist in drafting and reviewing legal documents such as LOIs, purchase agreements, financing agreements, and partnership structures.
- Participate in investment committee meetings and presentations, articulating key financial insights and investment rationale.
Portfolio & Asset Management Support
- Monitor and track portfolio performance, conducting periodic financial and operational reviews to identify value-add opportunities.
- Assist in developing asset-level business plans, including repositioning strategies, capital improvement plans, and revenue optimization initiatives.
- Work closely with property managers, leasing teams, and operational stakeholders to analyze rent growth trends and expense management strategies.
- Prepare investor reports, lender presentations, and internal dashboards to track key performance indicators (KPIs).
Industry & Market Insights
- Stay up to date with economic, capital market, and real estate industry trends to inform investment strategies.
- Utilize and refine business intelligence tools to enhance data-driven decision-making and portfolio optimization.
- Evaluate emerging technologies and proptech solutions to enhance operational efficiency and investment performance.
Qualifications & Experience:
Education & Background:
- Bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or a related field.
- Master’s degree (MBA, MS in Real Estate) or relevant certifications (CFA, LEED, ARGUS, CCIM) preferred.
Experience:
- 2-5 years of experience in real estate investment, acquisitions, underwriting, or asset management, with a strong focus on multifamily properties.
- Experience in real estate private equity, investment banking, or commercial real estate finance is highly preferred.
- Demonstrated ability to build financial models and conduct complex investment analyses.
Technical Skills:
- Financial Modeling: Advanced proficiency in Excel, including dynamic cash flow modeling, waterfall structures, and sensitivity/scenario analysis.
- Software & Tools: Proficiency in ARGUS, Yardi, CoStar, RealPage, or similar real estate data platforms.
- Presentation & Reporting: Strong PowerPoint and data visualization skills to create investor presentations and strategic reports.
