Were interested in getting to know you and what you bring to the table!Jones Lang LaSalle is currently seeking a dynamic individual for the role of Assistant General Manager with the ability to act as project manager on capital improvement projects, interior renovations and major repairs to provide reliable, timely, and professional support to various clients. The position entails working with a diverse group of internal and external Stakeholders at all levels of the organization, and the successful candidate will require the independent judgment to plan, prioritize, and organize a diverse workload.* Works with Engineers to facilitate maintenance, repair, or renovation and obtains bids for additional work from outside contractors, pursuant to client and Jones Lang LaSalle guidelines.* Reviews construction plans, obtaining advice from the General Manager, Engineers and consultants and provide comments for tenant alteration agreements.* Recommends, justifies, develops and coordinates projects that enhance the value of the buildings.* Supports Leasing Specialist in the preparation of lease agreements and is responsible for lease administration process.* Communicates effectively and frequently with the General Manager, Vice President and or Group Manager on all significant operating issues based on the building, client and tenants history.* Prepares and reviews capex financial reports for client on monthly, quarterly and annual basis complying with requirements in management services agreement, with copy to the Sr. General Manager & Sr. Finance Manager* Assist with annual budget preparation by compiling key assumptions and capital budget information, maintain lease level budgeting for all tenants, review and coordinate the budget input into the accounting system.* Maintains role as primary/secondary contact for tenants relative to tenant service requests including security officers and janitorial staff.* Develop scope and schedule for assigned projects maintain all records from project conception to completion and obtain close-out documentation from applicable city agencies* Coordinate and track all Vendor Request For Proposals (RFPs) with input from the property management team* Assembles and analyzes contract bids, and submits bids, recommendations and standard form contract agreement to Vice President for execution.* Provide oversight of construction projects such as tenant improvements, restroom renovations and major repair and maintenance projects* Prepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence, financials and review/approve all insurance requirements.* Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner* Schedule, conduct and document all recurring project meetings**QUALIFICATIONS*** Post-secondary education in Business Administration, Architecture, Engineering, or Project Management* Minimum of three (3) years of commercial real estate or property management experience including budget preparation/financial reporting, familiarity with building systems, lease negotiation, documentation and administration.* Ability to understand all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, and Scheduling in order to fully understand project implications based on minimal conceptual information* Must understand technical requirements for business relocation purposes* Outstanding interpersonal communication skills (verbal and written) with the ability to successfully communicate with architects, contractors, clients representatives, and all team members* Must have strong organizational and time management skills* Must be able to adapt and prioritize, meeting deadlines, in a fast-paced environment and operates with a sense of urgency, quickly responding to Stakeholders* Demonstrated leadership, responsiveness, and accountability* Detail oriented with strong analytical skills* Proactive and takes initiative* Able to maintain confidentiality, utilize judgment, and work with minimal supervision* Demonstrated proficiency with all applicable software packages including but not limited to MS Windows; MS Office, including MS Project, MS Word, Excel, Outlook, and PowerPoint; Adobe**QUALIFICATIONS*** To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.* This management role is fast paced, high volume environment.
