Company has invested in, developed, and purchased properties amounting to over $6B in value, with a 2024-2025 pipeline of over $2B in cost spread across a nationwide footprint.Overview:The firm is currently seeking financial analysts to assist in the analysis and underwriting of potential real estate acquisitions, capitalization of deals, and the development of its real estate portfolio. The ideal candidate will have a foundational understanding of finance fundamentals, commercial real estate, real estate development, and investment. Candidates should have exceptional analytic ability, strong communication skills and attention to detail.Responsibilities:Perform financial modeling of project/acquisition underwriting, pro forma budgets, operating cash flows, and capitalization structures using Microsoft Excel.Gather and analyze market data, comparable property information, demographic and population information, and economic activity of potential new project locations.Produce investment memoranda for internal approvals, equity/debt capital markets, and monthly project reporting/analysis.Balance and re-allocate project budgets to ensure accurate management of development progress for presentation at monthly project meetings.Support the due diligence and acquisition process for direct real estate development projects, private equity co-investments, and portfolio-level transactions.Complete underwriting analyses of investments and projects.Evaluate financial and/or operating statements.Assist in the closing process of new acquisitions, debt financings, equity recapitalizations, and dispositions.Other tasks and/or projects as needed.Requirements:Experienced user of Microsoft Excel and PowerPoint.Understanding of capital structures (senior debt, mezzanine debt, preferred equity, common equity, etc.) and return metrics (yield on cost, IRR, NPV, discounted cash flow, equity multiple, etc.) common to real estate investments.Familiarity with the typical due diligence and acquisition requirements for private equity transactions.Excellent writer and verbal communicator.Ability to work independently and to manage ambiguity and complexity.Ability to balance self-managed, long-term projects alongside time-constrained, ad-hoc work.Excels in fast-paced, deadline-driven and collaborative environment.Hourly compensation during the internship: $15-$20.
