Job Title: Facility Project Manager

Department: Facility Operations and Maintenance

Job Summary:

The position will execute, lead, and coordinate day-to-day Manager operations and maintenance (O&M) activities at the assigned job site under the guidance of the Facility Project Manager in adherence to contractual objectives. The position supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at the assigned job sites.

Supervisory Responsibilities:

Execute objectives of the operation, maintenance, and repairs of all installed building equipment covered under the scope of the contract including supervision of all assigned Building Engineers at every siteSolicits cost proposals for various projects including the performance of quality inspections following project completions done by subcontractorsAssist in with recruitment, interviews, hires, and trainingOversees the daily workflow of the departmentAssist with constructive and timely performance evaluationsAssist with all discipline and termination of employees in accordance with company policyDuties/Responsibilities:

Assist with O&M Management administration functions, handling a variety of actions and problems relating to the assigned contract(s)Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and craftsResponsible for scheduling and completion of workManages and commits contract resources; monitors budgets on assigned contractsResponsible for safety of all personnel on the job, including sub-personnel, compliance with environmental standards, and quality of work performedConducts training of staff, as well as safety meetings and briefingsMaintain relationship with labor union contacts and determine how to handle grievancesResearch and address customer and employee complaintsPrepares customer correspondence concerning commitments, modifications, and change ordersRequired Skills/Abilities:

Knowledge of OSHA safety regulations and PPE proceduresAbility to conduct accident investigations and safety inspectionsProficient written and oral communication skills according to skill requirementsPossess strong computer skills, able to read, write, and comprehend written instructional documentsAbility to function well in a high-paced and at times stressful environmentAbility to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimalsAbility to compute rate, ratio, and percent and to draw and interpret bar graphsAbility to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volumeAbility to apply concepts of introductory algebra and geometryProficient Microsoft Office productivity suiteExperience in managing large or multiple facilitiesEducation and Experience:

High school diploma or equivalentAt least three (3) years related experience requiredAssociate Degree in Engineering or Construction Management or Business Management or a related field, Bachelors Degree preferredKnowledgeable and skilled in the operation, repair, and maintenance of HVAC systems, electrical, plumbing, and mechanical systems, fire systems and security systemsPrevious experience with Government ContractingPhysical Requirements:

Prolonged periods of sitting at a desk and working on a computerOccasional periods of prolonged exposure to load noisesAbility to lift up to 75 pounds at timesAbility to stand, walk, reach with arms and hands as necessaryAbility to hear and see to position and safety requirement levelsOccasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicalsSpecial Qualifications/Requirements:
