Development Services Coordinator I

based in our

Baldwin Park, CA

office. The Development Services Coordinator reports directly to the Department Manager of New Store Development and is responsible for supporting the real estate Development Managers, Project Managers, and coordinating project functions.The New Store Development team manages the In-N-Out restaurant development process from inception, to design, to entitlements and construction.General ResponsibilitiesThe Development Services Coordinator (DSC) will help assist the real estate Project Management team for In-N-Out Burger with real estate development project supportWork with the development project managers to track and distribute information needed for all real estate projectsPreference will be given to candidates who understand the entitlement process required to obtain the necessary government and city approvals for target properties; Strong preparation and knowledge of entitlement submittalsWork with the Development Managers to help manage the entitlement process and work with city planners, governmental agency and local jurisdictions requirementsOrganize Construction Binders, and set up various development meetingsKeep a record of progress on inter-department approvals for site plans, landscape plans, trash enclosure, delivery route, security camera layout, signage, and security lightingProcess Vendor and Development Professional InvoicesFull-time, Hourly, Non-ExemptPay Range is $30.25-$33.50 per hourThe above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.Office Hours: Monday-Friday, 8:00 am-5:00 pmSome scheduling flexibility is required for occasional off-site meetings and travel to satellite officesExcellent Benefits, to include Medical, Dental, Vision, Life Insurance, Profit Sharing Plan and 401(k) PlanQualifications for INO associates

In-N-Out Burger Store or Support experience: 2+ years experience with In-N-Out BurgerStrong interest in Real Estate development, and the Entitlement and Permitting process, with some experience in those areas preferredInterest or some experience/education in Urban Planning, Architecture, Engineering, or Real EstateNo Final Warnings in the last six (6) months and must be in good standing with ManagementAdditional Qualifications

Bachelor's degree in Real Estate, Urban Planning, Architecture, Business Administration, or related fieldPreferred: 1-2 years experience, or relevant education, in the Real Estate industry, to include analysis, acquisition, entitlement, development and marketing of commercial landPreferred: 1-2 years experience with the entitlement process; Must have a working understanding of governmental entitlement processPreferred: 1-2 years experience working with government officials and developers in guiding their projects through the entitlement and regulatory processExperience in commercial use of entitlements; preparing and processing of entitlement applicationsRestaurant, retail or drive-thru experience preferredDemonstrated understanding of real estate project management conceptsAbility to work independently with minimal supervision; Apply good judgment in decision-makingExcellent verbal and written communication skills, presentation skills and strong human relations skillsCreative problem-solving abilities and outstanding organizational skillsStrong computer proficiency; Excellent in MS Office applicationsActive listener with a passion for learningStrong attention to detail and good time managementValid CA Driver's LicenseABOUT In-N-Out BurgerIn-N-Out Burger was founded in 1948 by Harry and Esther Snyder in Baldwin Park, California, and remains privately owned and operated.
