Trades Maintenance IIThe Housing Opportunities Commission of Montgomery County (HOC) was established in 1974 to better respond to the County's need for affordable housing. HOC is authorized to acquire, own, lease, and operate housing; to provide for the construction or renovation of housing; obtain financial assistance from any public or private source to assist its housing activities; and arrange for social services, resident services, and daycare.Job Description:The Trades Maintenance Worker, Level II position is responsible for performing all levels of apartment maintenance to include electrical, plumbing, carpentry, appliance repair, exterior upkeep, and HVAC on neighboring properties. Will rehab vacant units, perform preventative maintenance on units/systems, and troubleshoot/repair air conditioning units and furnaces. Must be willing to work outdoors for long periods of time and perform on-call duties at night and on weekends.Responsibilities:Will be responsible for the work of electrical, plumbing, carpentry, appliance maintenance and repairs and correct minor structural problems.Perform a preliminary estimate of materials, time and labor necessary to complete a job and is responsible to lead others by providing instruction, guidance, and cross-training of employees in skills of the trade.Perform other related duties as assigned.Minimum QualificationsExperience:At least 3 years building/housing maintenance experience.Applicant must pass both a written Maintenance Skill Assessment Test (Level II) and a hands-on demonstration of necessary skills.Education:Completion of high school or high school certificate of completion in the state of Maryland.An equivalent combination of education and experience may be accepted.Essentials Duties & Responsibilities:Perform basic troubleshooting and repairs to heating and air conditioning equipment.Correct electrical, plumbing, carpentry, appliance, and minor structural problems under general supervision.Maintain supplies and parts for the building.Keep tools and supplies in good working order.Assist with the rehab of vacant units.Clean or replace air filters on a scheduled basis.Assist all staff in the security of the building.On-call duty to provide coverage for emergency maintenance service at specific properties may be assigned on a rotating basis.Perform other related duties as assigned.Knowledge and Skills Needed:Basic HVAC skills and the ability to determine when service is needed.Ability to use and care for tools, material, and equipment.Ability to prepare and maintain simple records.Ability to frequently lift and carry 50-100 lbs. weight.Plumbing, carpentry, and electrical skills.Ability to understand and follow oral and written instructions.Strong English communication skills, both verbal and written.Ability to deal tactfully, effectively, and courteously with the general public.Available for weekend work, on-call duties, and after-hours emergency service requests 24 hours per day, 7 days per week as scheduled.Must possess a valid motor vehicle operator's license and driving record.Possession of a medical examiner's certificate in accordance with Maryland State Commercial Driver's license requirements when required for job duties.CFC Type I & II preferred.* Salary Range: Grade 17- Min: $49,447/ Mid: $64,601/ Max: $79,755 | Salary determined by departmental budget- Offer commensurate with experienceHOC is an equal-opportunity employer committed to diversity and inclusion in the workplace.
