position. This is a salaried position with benefits.SCOPE AND RESPONSIBILITIES :The Estimator must be proficient in estimating high-end residential projects, negotiating with contractors, sub-contractors, and suppliers, budgeting the projects, establishing relationships, and working closely with project managers and owners. The estimator will perform duties related to business development, marketing, and preparation of construction project cost estimates for both competitive hard bid and negotiated construction projects. Responsibilities include:Review project plans, specifications, and scopes of work.Understand project logistics and schedule.Determine labor and equipment costs for self-perform work.Review and understand all bid documents and assess project risks.Prepare accurate quantity take-offs and materials pricing.Build successful relationships with subcontractors and suppliers.Compare and analyze competitive subcontractor and supplier quotes.Perform post-bid buy-outs.Perform pre-construction duties and meetings with clients, owners, architects, engineers, etc.Analyze and compile estimate data that impact the cost of labor, materials, equipment requirements, location, and other factors to ensure a high quality and timely estimate.Review drawings, specifications, and proposed project site conditions; record findings and solicit input from field operations to include final project estimate.Review “take off” quantities to ensure accuracy of data used in estimates.Analyze alternative solutions and construction methods to increase competitiveness of the bid and the ability to work on multiple estimates simultaneously.Apply mathematical calculations requiring advanced analytical processes to ensure logically estimated costs are accurate.Present estimate and participate in bid reviews with senior management to ensure accuracy and completeness.Communicate estimate bid information to field operations at pre-construction meetings to ensure understanding of scope of job and critical means and methods of construction.EXPERIENCE/SKILLS REQUIRED :Minimum ten years of general construction related experience, with a minimum of three years as an estimator for residential construction projects, ideally with high-end work and finishes. Previous hands-on trade experience is a plus. Desired skills include:Solid experience in construction “best practices.”Experience estimating projects in the $1-5M range.Strong technical and computer skills; proficiency in Microsoft Word, Excel, and MS Project or FastTrack software.Strong knowledge of hands-on construction and carpentry skills.Knowledge of building construction principles, costs, materials, and methods.Knowledge of the laws and ordinances regulating local residential building construction.Ability to do a detailed material take-off.Strong analytical and mathematical skills.Highly organized and dependable.Manage multiple tasks/estimates and respond to multiple requests simultaneously.Prioritize workload and meet deadlines.ATTRIBUTES/CAPABILITIES :Positive attitude; calm and professional demeanor. Excellent problem-solving skills. Strong leadership skills and the ability to manage, delegate, and mentor others. Strong communicator, both written and verbal. Strong team player; collaborative. Must have excellent references. Organized; attention to detail.EDUCATION/CREDENTIALS :All education is beneficial.
