Position Summary:

Silver Lake Construction, LLC (a federal government contractor) is seeking a qualified

Estimator/Scheduler

whose responsibilities encompass the development of cost estimates for larger building and civil projects typically valued in the $2m to $25m range. The Estimator reports to the VP of Operations or the business unit’s Project Executive/Program Manager depending on the circumstances. The Estimator/Scheduler will work with various project teams to provide dedicated estimating subject matter expertise.

Scope of Estimator Position:

Manage all aspects of developing cost estimates and other pre-construction related services for civil and building projects with an approximate volume of $2-$25 million that results in an annual capture of $20 to $30 million of new contracts.

Scope of Scheduler Position:

A P6 Scheduler is responsible for creating and managing complex schedules using Primavera P6.

Develop, monitor, and update resource-loaded schedules.

Perform critical path analysis, prepare reports, and develop cash flow reports.

Identify project changes, trends, risks, and opportunities.

Essential Functions of Estimator/Scheduler:

Strong working knowledge of civil, architectural, structural, mechanical and electrical disciplines.

Strong analytical skills and ability to use estimating, scheduling and reporting software tools.

Effective communication with management, subcontractors, customers and peers.

Ability to travel to different jobsites within a designated geographical area.

Essential Duties & Responsibilities:

Create detailed cost estimates organized by CSI.

Provide high-level scoping of the project to create the estimate summary.

Develop Statement of Works / Scope Summary Sheets for all bid packages.

Facilitate outreach to subcontractor and supply community.

Visit project work sites, participate in pre-proposal meetings, clarify scope of work, and prepare RFI’s.

Evaluate projects for constructability and value-engineer cost savings.

Work closely with project operations personnel and stakeholders.

Develop and manage the pre-proposal RFI process.

Work with the Contract Administrator and Director of Finance to prequalify subcontractors.

Participate in subcontractor outreach activities.

Understand and seek out specialty subcontractors and suppliers.

Develop and/or manage the development of a preliminary bid schedule.

Understand Division 01 requirements and develop the General Conditions for the project.

Develop self-performed estimates for selected trades.

Manage bid receipt of subcontractor and supplier pricing.

Understand and manage Silver Lake Construction’s risk.

Participate in negotiating final scope, price, and other terms.

Summarize the estimate into the accounting budget.

Occasionally negotiate subcontracts and purchase orders.

Participate in industry networking functions.

Create, monitor, and analyze project schedules.

Track, analyze, and report information appropriately.

Ensure accuracy of project schedules and perform version control.

Co-ordinate project schedules, tasks, and efficient distribution of reports.

Prepare, implement, and monitor scopes of work using Work Breakdown Structure (WBS).

Monitor projects’ progress and maintain project risk register.

Track baselines, perform what-if analysis, and develop contingency plans.

Perform coordination of cross-functional departments.

Education & Experience Requirements:

B.S. degree in engineering or construction management with 7-10 years of experience, or 15+ years of related experience without a degree.

A minimum of 5 years of experience in government contracting is preferred.

Demonstrated experience estimating, developing schedules, and managing work activities.

Proficiency in project scheduling software such as Primavera P6.

High level of proficiency with word, spreadsheets, email, and other software used in the construction industry.

RS Means/eClicks experience is preferred but not required.

Knowledge, Skills & Abilities Required:

Strong working knowledge of construction means and methods.

Extremely detail-oriented with a demonstrated ability to organize and manage analysis.

Strong communication skills, both written and verbal.

Good analytical and planning skills.

Ability to learn quickly and work under pressure.

Excellent organizational and time management skills.

Good working ethics and ability to treat documents with confidentiality.

Ability to work effectively within a team and provide leadership when required.

Working Conditions/Working Environment/Physical Demands:

Some walking and standing required; may need to lift and carry equipment weighing approximately 10-15 pounds.

Most work is performed indoors.

Work involves making repetitive motions more than 1/3 of the time.

Must be able to stand, stoop, kneel, and bend.
