Job Overview:
Our client is seeking a dynamic and results-driven Assistant Property Manager to play a key role at a luxury community in Madison, Wisconsin. The successful candidate will contribute to the success of their property by providing exceptional service to prospective and future residents, overseeing leasing activities, and ensuring the property's overall success in a competitive market.
PRIMARY FUNCTIONS AND RESPONSIBILITIES
Financial:
Assist the property manager with meeting or exceeding financial goals and operating the asset in owners' best interests and in accordance with Policies & Procedures.Maintain accurate records of all transactions and submit them on a timely basis (weekly reports, rent rolls, delinquency reports, move-in/outs, etc.).Assist with generating necessary legal action, documents, and process in accordance with State and Company guidelines.Help to coordinate vendor scheduling, billing, and certificates of insurance.Leasing:
Conduct property tours for prospective tenants, showcasing the luxury features and amenities.Assist in the leasing process, from application through move-in, ensuring a seamless and positive experience for residents.Collaborate with the manager and marketing team to develop and implement effective strategies to attract and retain residents.Answer resident concerns and questions regarding leasing obligations.Administrative:
Confirm all leases and corresponding paperwork are completed and enter signed leases into Yardi.Conduct move-in and move-out inspections and make sure they are done timely and accurately.Assist with developing policies and procedures as they relate to the property.Help the manager to ensure proper response and handling of all community emergencies with staff and residents and to make sure the building is within company guidelines to minimize liabilities.Maintenance:
Maintain community appearance and security by doing property inspections on a regular basis by documenting and communicating problems to the appropriate parties.Ensure that make ready apartments are completed in a quality like manner.General:
Support and comply with company rules and policies.Cultivate and maintain positive relationships with prospects and residents.Address prospects and resident inquiries promptly and professionally.Respond on an on-call basis should a problem arise with the property.Available to work a flexible schedule; weekends and some evenings required.Assist the manager in organizing and participating in resident events to enhance community engagement.Perform all other duties as assigned.JOB QUALIFICATIONS
Required Knowledge and Competencies:
Highly motivated individual who can work with considerable independence.Ability to thrive in a fast-paced environment and adapt to changing priorities.Strong commitment to a team-oriented approach.Ability to attend occasional nightly meetings and networking events.Competence in Microsoft Office: Word, Excel, and Outlook.Strong interpersonal and communication skills with a focus on delivering exceptional customer service.Familiarity with luxury market trends and customer expectations.Required Education/Certification and Experience:
Yardi Voyager experience preferred.WI Real Estate Sales License within 90 days of hire. Training is 100% reimbursed.Minimum of 2 years of progressive hands-on experience in property management of 150+ units.Lease up experience preferred.Job Type: Full-timePay: $29.50 - $36.00 per hourExpected hours: 40 per weekBenefits:
