Ensures the residence and grounds are in good repair and provide a safe and attractive environment for residents, family members and guests. Also maintains compliance with OSHA, MSDS, state and federal regulations and the standards of HRA.Inspects residence and grounds regularly identifying any areas in need of repairsResponds promptly to all requests for repairs or maintenance concernsPerforms Manager On Duty responsibilities when assignedAssists with resident move-ins and move-outsPrepares resident rooms and apartments for new residentsAssists with set-up and clean-up for special events when applicableMaintains grounds, coordinates lawn service and other outdoor grounds service as requiredTests the fire protection systems as required by code and schedules regular inspectionsTests residence security systems on a regular basisMaintains HVAC system ensuring a comfortable temperature in the communityEnsures an effective lighting system in the communityEnsures that plumbing system is in compliance with code and working properly at all timesSecures all maintenance equipment to prevent injuries to residents, associates and visitorsProvides proper removal and disposal of trashParticipates in training associates in safety issues, emergency situations and safe practicesParticipates in the recruitment and hiring of maintenance, housekeeping and laundry associates (if applicable)Manages time and assignments of maintenance technicians, housekeeping and laundry associates (if applicable) to meet the needs of the communityThe ability to work in a safe and alert mannerThe ability to take ownership for associate’s safety and the safety of the residentsMust disclose any medication that might impair associate’s ability to perform the job safely or competentlyNon-Essential Functions:Leads by example exhibiting the CORE Values through servant leadershipEncourages teamwork and promotes company philosophyAttends required community meetings and participates Life Enrichment activities when ableCompletes all required courses in adherence with HRA UniversityIs prompt and able to perform the required duties of the position on a regular, predictable basisBecomes familiar and understands how to report a missing person using the Safe Return program or equivalentAll associates are responsible for maintaining a safe and secure environment for all community residentsQualifications/Skills/Educational Requirements:High school education. Associates or Bachelors degree preferredMinimum of one (1) year in general maintenance experience requiredMinimum of one (1) year of supervision or management experience preferredAble to communicate effectively with all levels of management, associates, residents, family members, and outside contactsKnowledge of Federal and State safety and fire codesKnowledge of OSHA regulations and MSDSExperience with Microsoft Office and Outlook software preferredAble to make independent decisionsAble to seek out new methods and willing to incorporate them into existing practices when applicableMust possess a passion to work with and around senior citizensEqual Opportunity Employer/Protected Veterans/Individuals with Disabilities
