OVERVIEW

Responsible for overall fiscal accountability, marketing development, personnel and physical site management of a multi-property residential portfolio. Other responsibilities include acting as management's representative in dealings with various property owners.

DUTIES AND RESPONSIBILITIES

Responsible for taking a lead role in development of budgets and ensuring properties operate within the set budgets. Actively maintain and report monthly variances and narratives.Ensuring properties operate within the set budgets.Monitor delinquencies each month.Monitor rental rates to ensure the properties are charging the maximum amount of rent based on market and property type.• Monitor and recommend changes (when needed) to ancillary income.• Maintain professional appearance and conduct at all times.

Hires, trains, motivates and supervises all on-site management staff in order to achieve operational goals of assigned communities. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of time off, instructing and advising on-site management staff of employee procedures and guidelines.

Provides comprehensive feedback to non-performing employees. Facilitates disciplinary procedures and documentations up to and including terminations of employment if necessary.Conducts on-going training with management staff, e.g., report, paperwork, workplace safety, and any other type of training that may be needed.Responsible for evaluating staffing needs, hiring and terminating staff, and ensuring the property is performing up to company standards (including unit turns, routine maintenance, leasing, occupancy, etc.).Train staff on utilization of the capability of Real Page and ensure on-site staff is tracking all necessary information from the purchase of new appliances, carpet, tools, etc...Advertise, interview and complete new hire packets for all open position within region.

Regional Managers will inspect property for safety hazards at each site on a quarterly basis to prevent injury to residents, employees and guests visiting the property.

ADMINISTRATIVE

Ensures that lease files are complete, and that completion of leases is being executed properly. This is usually performed by inspecting 10% of the files quarterly.Work closely with compliance to ensure that the site managers are incompliance with the program type for the property managed.Responsible for ensuring that all offices are being operated according to Sunquest Policies and Procedures.Attends scheduled management meetings with President of the company, usually held on a quarterly basis at the location specified by the President of the company.Attend annual REAC, LHC, RD inspections.Review and approve payables over $500.Review and approve Security Deposit Accounting.

RESIDENT RELATIONS

Maintain a positive customer service attitude.Periodic inspection of make ready units to determine the condition units are being delivered to tenants.Manage all calls from Property Managers or staff regarding after-hours emergencies, maintenance calls, and tenant complaints. Provide owners with updates on these calls in an appropriate manner.Attend resident functions at least annually.

REPORTING• Provide monthly updates including budget variances, staffing needs, upcoming inspections and any other topics involving property specific issues.• Provide weekly updates on occupancy, delinquency and make ready progress.• Respond to emails as quickly as possible.

QUALIFICATIONS• Position prefers 5 years of experience in on-site property management; 3 as property manager.• Must have background in supervision and successful track record of accomplishments.
