Manage a comprehensive facilities management program, including fiscal and day-to-day operations of department personnel and the maintenance of commercial building assets in accordance with sound engineering and facilities management practices. Demonstrate the highest standard of care and diligence.Job Responsibilities:Oversee cost-effective, well-presented, and safe management of a 10-acre, 150,000 sq. ft., 2-building commercial property, as well as additional satellite locations across the Tallgrass operational footprint.Direct management of Facilities Department personnel, including hiring, work assignments, assessments, and performance management.Maintain and update a Facilities Master Plan, including a 5-year budget plan. Provide timely updates on active projects and initiatives to the highest levels of the organization.Lead modernization efforts for the Lakewood Corporate Office.Manage all preventative, predictive, and reactive maintenance programs and the continuous operation of all building systems, including fire/life safety, mechanical (HVAC), plumbing, electrical (lighting, controls, UPS, PDU), utility management, and power distribution.Manage and coordinate program and project plans, deliverables, budgets, schedules, and staffing requirements.Implement robust follow-through mechanisms to ensure all tasks and commitments are completed as expected. Establish clear lines of communication and regular updates with stakeholders to prevent any gaps in task management.Provide outstanding customer service across the portfolio as the key contact for Facilities Management.Develop, plan, and manage commercial construction projects, including offices, conference rooms, data centers, file, and equipment rooms/environments.Work with leadership to coordinate campus moves or reorganization as needed.Foster a culture of effective delegation and teamwork. Encourage collaboration among staff and ensure appropriate distribution of workload.Develop and implement operational efficiencies, including preparation and maintenance of standard department operating procedures, orientation/training manuals, and preventative maintenance schedules.Develop and implement safety policies and procedures in compliance with local, state, and federal OSHA rules and regulations.Identify safety hazards within the work environment and facilitate remediation of such hazards.Provide guidance and input from a facilities Management perspective to develop, implement, and manage campus business continuity plans, disaster recovery, and emergency response guidelines, including evacuation planning.Apply industry knowledge and experience to independently judge work quality, performance, and alignment of results with customer expectations.Manage corporate real estate portfolio, including identifying space needs, lease negotiations, tracking lease terms, space design, and build-out.Manage Lakewood Corporate Office security and collaborate with the Manager of Physical Security to monitor and implement necessary security changes.Develop and manage department operating and capital project budgets, including strategies for infrastructure upgrades, equipment replacement, and building modifications to ensure future building capabilities and maximize asset value.Collaborate with Procurement to source, negotiate, and manage vendor services and portfolio contracts in compliance with corporate Risk & Procurement policies.Maintain a high regard for personal safety, the safety of company assets and employees, and the public.Promote proactive engagement with stakeholders to ensure timely communication of project updates, changes, and completion status.Other duties as identified and defined.Job Requirements:MINIMUM:

This position requires mastery and broad understanding of facility operations and maintenance management practices, alternatives, and issues. Applicant must be able to develop and implement broad initiatives incorporating both strategic and tactical actions coupled with the ability to respond quickly and effectively to changing situations and priorities. Analytical, organizational, supervisory, reasoning, problem solving and conflict resolutions skills are at the forefront of daily operations.EDUCATION:Bachelor's degree or equivalent work experience. A bachelor's degree in a Facilities-related discipline such as engineering or facilities management is preferred. A minimum of 10 years demonstrated competence and professional experience in managing a commercial campus prefer owner-occupied, multi-tenant property, with progressive supervisory and direct management responsibilities in Facilities Management may be considered as a substitute for a degree.EXPERIENCE/SPECIFIC KNOWLEDGE:Minimum of 10 years of demonstrated competence and professional experience in managing a commercial campus, preferably an owner-occupied, multi-tenant property with progressive supervisory and direct management responsibilities in Facilities Management.Intermediate proficiency in MS Office applications (Excel, Word, PowerPoint, Outlook).Knowledge of commercial real estate leases, contracts, and related documents.Experience and knowledge of the commercial construction industry and project management.Advanced working knowledge of commercial building HVAC, MEP systems, and property operations.CERTIFICATIONS, LICENSES & REGISTRATIONS:Must possess and maintain a valid driver's license and a driving record satisfactory to the company and its insurers.COMPETENCIES, SKILLS & ABILITIES:Strong leadership and negotiation skills.Ability to perform required duties with minimal direct supervision, organize and prioritize daily work, and consistently take initiative.Strong analytical and problem-solving skills with the ability to resolve complex issues.Strategic planning and problem-solving skills with a continuous improvement mindset.Ability to analyze financial data and develop strategies for fiscal planning.Ability to mentor and lead department personnel in achieving organizational goals.Excellent customer service skills, including a positive attitude, sense of urgency, and a "can-do" disposition.Strong communication skills, both verbal and written, tailored to various audiences.Flexibility to adapt quickly in a fast-paced environment while effectively communicating within the organization.Ability to work independently, make timely decisions, and escalate issues when necessary.Strong team collaboration skills, adhering to required work schedules, focusing on details, and following work rules.Proficiency in implementing follow-through mechanisms and maintaining consistent communication with all stakeholders to ensure project alignment and timely completion.Physical ability to perform all essential and marginal functions of the job.Ability to handle multiple tasks with strict deadlines and organize and prioritize daily work.PHYSICAL DEMANDS:Must be able to sit for prolonged periods of time.Must be able to, in a safe manner, regularly lift/carry/move up to 40 lbs. on an ongoing basis.Work activities may include walking, bending, stooping, climbing in and around construction sites, equipment rooms and confined areas.WORKING CONDITIONS:Required to carry a mobile phone and be available to respond during working and non-working hours.On-call availability 24/7, with occasional shift alterations for illness, vacation, etc.Ability to work non-traditional hours, including nights and/or weekends as needed, and manage work time productively.Infrequent overnight travel to coordinate and perform facilities projects at satellite and warehouse locations, including occasional weekend travel.Successful candidate will be required to clear a drug screen and a complete background check, including a credit report, after an offer has been extended and prior to employment.SUPERVISORY RESPONSIBILITY:

Direct management and supervisory responsibilities for Facilities Management workforce, campus security, and outsourced staffing programs.PREFERRED EDUCATION, EXPERIENCE, CERTIFICATIONS, COMPETENCIES, SKILLS, & ABILITIES:

Above the minimum requirements; not required but advantageous in this position: CFM, PMP, CPM, IREM, other IFMA/BOMA industry certifications highly preferred; other Engineering or technical training or certifications a plus.Application Deadline:
