Ability to lead project teams consisting of internal, external, and client partners.Provide leadership and direction as it relates to integration with other JLL business lines.Demonstrate the ability to create a solution-oriented environment consistently seeking to identify leading edge project management practices focused on delivering value to the client while working within the process requirements of the account and JLL.Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.Deliver projects utilizing the firm's project management platform with a firm grasp of its capabilities and reports.Deliver on Key KPIs and exceeding high client expectations.Makes independent judgments related to operating procedures impacting assigned projects.Risk Management: Identify potential risks and develop strategies to mitigate them. Proactively address any construction-related issues, such as safety hazards, delays, or conflicts, to ensure project success.Communication and Stakeholder Management: Act as the primary point of contact for all project-related communications. Regularly update stakeholders on project progress, risks, and changes. Maintain strong relationships with clients, consultants, contractors, and other stakeholders.Construction Documentation: Manage and maintain accurate project documentation, including contracts, permits, drawings, and other construction-related documents. Ensure that all necessary approvals and permits are obtained.Relationship Management | Client Service

Maintain strong working relationships with Corporate Project Management leadership on and off the Client Account.Focus on client needs and deliver on client objectives.Extensively interface, coordinate, and collaborate with architects, client staff, property managers, vendors, and other project-related team members to ensure a successful project delivery.Maintain client relationships and manage conflict resolution.Provide appropriate level of on-site supervision to ensure project performance criteria are being met.Performance management of all contracted vendors, consultants, etc.Identify and address areas of concern regarding potential liabilities and risk (fee, our reputation, errors, and omissions, etc.) to Manager.Key Performance Indicators (KPI)

Promote High Performance culture by creating opportunities for involvement in activities including Six Sigma, Peer Reviews, or Idea Sharing.Understand and achieve corporate and client KPI goals.Familiarization with JLL contract requirements and manage the project team to deliver an exceeding score on all contract KPI's. The metrics will change annually or more frequently and as such familiarization with new processes and approaches to deliver the required results is necessary.Drive the achievement of the JLL initiatives and strategies designed to bring long-term benefit to the company and the account.Take and complete all trainings both JLL and client required for the amount program.Hold yourself accountable to achieving the designated goals.Budget Management

Proactively manage and ensure projects meets or exceed target for proforma expenses.Manage Project Capital and Expense plan.Manage Multi-Cultural Supplier Diversity (MSD) spend.Manage the provision of data on the Program Budget and Capital Spend to ensure compliance with construction in progress aging.Ensure all project funding processes and procedures are followed.Monitor expense reporting to client.Create and present ROM budgets.Prepare and issue bidding RFPs and manage bid negotiations to ensure competitive pricing and scheduling.Negotiate contracts with each selected team member/vendor.Establish & manage project budgets (including hard and soft costs), maintain project budgets and invoicing, prepare any reports as required by the client.Provide construction cost/benefit analysis as required.Oversee capital projects/programs with design and construction processes at multiple sites through local resources.Growth of the Company

Demonstrates highly visible commitment to creating a “one-firm firm” by utilizing cross-discipline teams to meet client needs.Contributes where needed and/or requested by Team Lead, Regional Lead, Account Lead, client, etc. in the refinement of best practices of standards of excellence for the business unit and JLL overall.Ensures that Manager and/or Regional Manager is fully and accurately informed of all project, internal and client issues affecting the perception of the local, national, and global reputation of the firm.Skills and Knowledge

Ability to regularly communicate analyzed data to client and team to achieve project goals.Strong working knowledge of architectural drawings and furniture and space planning concepts.Highly organized with strong analytical skills.Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client's representatives, etc.).Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to identifying and understanding scope development, budgeting, scheduling, submittal review, and change orders.Previous experience effectively supervising, training, mentoring, and evaluating several projects at various levels within the organization or team.Extensive knowledge of MS Office applications and MS Project. Experience leading and running numerous projects simultaneously.Ability to develop and cultivate business relationships with existing and prospective clients and partners.A strong working knowledge of accounting and financial reporting, budgeting, scheduling, and process as they relate to corporate real estate.Ability to lead and collaborate with individuals across a national platform to deliver superior results in client service.Experience working with landlords, developers, and institutional owners.Solid understanding of Capital Plan management.Other Abilities

Demonstrates skills that enable the individual to successfully execute highly complex projects. May be recognized leader within Firm for his/her area of specialization (i.e., sustainability). Assumes the lead role on complex client assignments.Physical Work Requirements and Work Conditions

Position may work primarily at client site or project location with potential daily client and contractor interaction.Face to face and/or remote daily interpersonal interaction is usually required in order to perform the job.Travel as needed and may range from 0-4 nights per week.Education/Training

Bachelor's degree or greater from an accredited institution in Architecture, Engineering, or Construction Management strongly preferred or equivalent experience.Strong basis of knowledge in project scope development, budgeting, scheduling, risk management, and contract negotiations is required.Proficient with the use of Microsoft Office Suite, project scheduling software, and web-based applications.Preferred Certifications/Licenses

LEED, AIA, PE, PMP, Six-Sigma.Years of Relevant Experience
