OVERVIEW:

Canon U.S.A., Inc. in Melville, NY is seeking a Real Estate Advisor (Advisor, Real Estate) who will be responsible for real estate portfolio management activity across Canon U.S.A and its U.S. subsidiaries. This includes day-to-day management of US-based transactions and lease administration including lease negotiations (acquisitions & dispositions), renewals and restructures, preparation of financial analyses and management approval documents and overseeing rent payment process across the portfolio. The individual will manage geographic territories and work with Company leadership to understand their business requirements and develop and execute strategies to optimize Canon’s real estate portfolio.

RESPONSIBILITIES:

Work collaboratively with internal and external stakeholders to ensure business needs are being achieved in lease negotiations.

Lead transactions for leases, expansions/downsizes, dispositions, and internal co-locations.

Manage day-to-day relationship with select outsourced real estate providers for both lease administration and transaction management.

Conduct site searches or dispositions in support of business objectives and portfolio strategies on an as needed basis.

Collaborate with business units to translate space requirements into efficient designs that meet the needs of the business while achieving cost effectiveness and flexibility.

Work closely with Finance & Accounting to ensure seamless and accurate rent payment process and budget preparation.

Manage internal customer expectations regarding service, quality and cost effectiveness; resolve internal and external conflicts as necessary.

Negotiate business terms and legal documents related to the acquisition and disposition of real estate leases and assets.

Monitor lease options, notification time-frames and other critical dates with the appropriate follow up with the business groups to resolve.

Working with outsourced real estate service provider and business unit facilities specialists to develop market surveys, pair-down market offerings, conduct site tours, prepare RFPs, review and level construction bids and landlord proposals, recommend sites to pursue, and assist in post lease execution and other project management functions.

Deliver projects that meet agreed upon schedules, cost estimates, and quality performance.

Manage quality of data in real estate database.

15% travel required (post pandemic).

This position is full time and offers a hybrid work schedule requiring you to be in the office Monday and Wednesday and an option to work from home the remainder of the week (unless a specific business need arises requiring in office attendance on other days). Note that work schedules and office reporting requirements may change from time to time based on business needs.

QUALIFICATIONS:

Bachelor's Degree required.

7+ years of experience in corporate real estate, finance, consulting or related fields. In-house experience preferred.

7+ years experience in portfolio strategy, transaction management, space planning and lease administration.

Thorough understanding of commercial lease and contract language as well as a fundamental understanding of real estate finance and accounting methodologies.

General knowledge of FASB lease accounting and reporting standards.

Strong relationship management, communication, negotiation and financial/analytical skills.

Effectively communicate expectations, requirements and status of projects to key business partners – both internal and external.

Experience in space planning and construction knowledge a plus.

Experience with real estate database software and project tracking.

In depth experience with Excel, Word, Powerpoint.
