MSAD #6 is currently seeking a Facilities Director to join our team.

Job Goal: The Facilities Director is responsible for planning, coordinating, managing, and assisting in all daily activities related to the maintenance, repair and upkeep of all MSAD #6 school buildings, auxiliary buildings, utility systems, mechanical systems, school grounds, and other physical facilities. The Facilities Director also functions as project manager for various construction/renovation projects performed by either outside contractors or in-house staff. This is a working supervisory position in which the incumbent must be prepared to make independent judgments and decisions with little or no direct supervision.

Essential Duties and Responsibilities:
  • Demonstrates a positive attitude of cooperation, professionalism, and a willingness to work collaboratively with peers and subordinates.
  • Establishes strong interpersonal communication skills with subordinates, colleagues and the community.
  • Ability to adeptly manage people.
  • Responsible for the maintenance, repair, alteration and renovation of all district school buildings, auxiliary buildings, related structures, mechanical, utility and electrical systems, school sites and grounds.
  • Assists the business manager in the development, justification and management of the district operating and capital budgets, in the identification and prioritization of long-range facility needs for future budgeting purposes, and continuously monitors current expenditures to assure that budgets are not exceeded and that all available funds are efficiently utilized. Reviews and approves invoices in accordance with established policy.
  • Establishes and conducts a preventive maintenance program of scheduled inspection/repair of all building mechanical systems, and grounds, etc. Reports the results of inspections to the business manager orally and/or in writing, as requested, with any deficiencies being added to the preventive maintenance schedule.
  • Oversees a work order system, and the scheduling of all maintenance employees to achieve a 48- hour turn-around time on routine maintenance requests. Receives work requests; ranks them in response priority, assigns jobs to specific employees, and/or outside contractors, and acts as a single point of contact with work order originator to assure prompt job completion. Monitors the quality of all maintenance and repair work performed by staff and contractors.
  • Prepares contractual documents and specifications and awards contracts by competitive bid when required.
  • Works with the compliance manager and other administrators to ensure compliance with all applicable safety regulations, local, state and national building codes, air and water quality standards, and environmental laws are met. Interprets and implements ADA and OSHA regulations to provide facilities and work conditions that are safe for all students and staff.
  • Directs and provides on-the-job training for assigned employees to develop their maximum potential. May assist maintenance staff on specific jobs to facilitate their training.
  • Enforces district and departmental policies, procedures, work rules, performance standards, etc., among assigned employees. Conducts performance appraisals of maintenance staff.
  • Responds to emergency situations during business and non-business hours, and assists maintenance staff on all emergency and non-routine assignments, as time permits.
  • Attends School Board meetings and meetings of the Finance-Facilities Committee as requested.
  • Performs other related duties and tasks as required or assigned by the Business Manager or Superintendent of Schools.

Education and/or Experience:

Associate's degree (A.A.) or equivalent from two-year college or technical college or apprenticeship training in the building trades plus a minimum of eight years progressively responsible supervisory experience in the commercial construction industry, construction project management, and/or maintenance supervision, with substantial experience in the management, supervision, review and inspection of school construction/modification projects. Experience working in a public-school setting is preferred.

Language Skills:

Ability to read and interpret documents, operating and maintenance instructions and procedure manuals. Ability to write routine reports, correspondence and procedure manuals. Ability to speak clearly and concisely both in written and oral communication before groups of customers or employees of the District.

Ability to maintain accurate records and to prepare complete and concise written reports. Ability to effectively communicate in order to properly supervise, train, develop and motivate assigned staff.

Mathematical Skills:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages,area, circumference and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. High level of analytical ability required to solve complex facility problems, and to learn, interpret, and develop detailed project specifications, plans, blueprints, mechanical drawings, bid documents and contracts.

Other Skills and Abilities:

Personal computer and spreadsheet skills. Ability to apply knowledge of current research and theory in specified fields. Ability to establish and maintain effective working relationships with students, staff and the school community. Ability to perform duties with awareness of all district requirements and Board of Education policies. Broad knowledge of the materials, methods, practices, and procedures used to insure the proper upkeep, repair, modification, alteration, and/or construction of school facilities, related structures and grounds. Broad knowledge of the carpentry trade including commercial wood-frame, structural steel and concrete construction techniques.

Broad knowledge of maintenance construction standards, building and life safety codes, general construction surveying, cost estimating, and budget development and control techniques. Ability to use tools, machines, equipment and materials of the mechanical, electrical and/or building trades.

Skilled in procuring, scheduling, coordinating and supervising the activities of varied skilled tradesmen and as project manager, ensures that contractors comply with all aspects of their contracts. Ability to establish and maintain positive and cooperative working relationships with all staff members. Ability to be firm, tactful and fair in dealing with contractors, architects, craftsmen, administrators, staff and the public. Able to work effectively with diverse groups when dealing with complex facility issues.

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Sufficient strength, dexterity and mobility to perform all required inspections and repairs/modifications to structures and equipment of varying design and height and weight.

While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee is frequently required to walk and occasionally required to stand and reach with hands and arms. Specific vision abilities required by this job include close vision, distance vision, depth perception, and color vision. Sufficient visual acuity to detect faults (poor construction techniques, improper materials, etc.)

Occasionally, yet essential to this position, the individual must meet deadlines with severe time constraints, interacting with the public and other workers. Occasionally the position requires the employee to work irregular or extended hours, direct responsibility for the safety, well-being or work output of other people and meet multiple demands from several people. While performing the duties of the job, the employee must visit various buildings for inspection and meetings. The employee will frequently lift up to 25 lbs., such as unloading trucks. Driving through all types of weather conditions or storms is required.

Working Conditions:

Must be willing and able to work in confined spaces; tiring and uncomfortable positions; from ladders, scaffolds, roofs, etc.; to work out-of-doors in a variety of temperatures and climate conditions; and to travel to multiple job locations in the course of the day as may be required in order to perform the essential functions of this position. Work Year: Fifty-two (52) weeks per year (260 days); July 1 through June 30

Wages and Benefits: As determined by the MSAD 6 Board of Directors on an annual basis.
