AMG is the vertical property management company of ARTISAN Capital Group (“ACG”) which currently owns and operates over 6,500 apartment units. SUMMARY OF POSITION

This is an on-site role, reporting out of Artisan Management Group’s Office in Des Moines. The Vice President of Operations is responsible for all phases of property management including property operations, property leasing and occupancy success, financial planning, budgeting, strategic market positioning, property marketing, and successful integration of new acquisitions as well as the oversight of Regional Managers. The primary focus of this position is to maximize the potential of our growing real estate portfolio. In this exciting hands-on role, you will not only develop strategy, but also be a key coach and mentor to members of our AMG team. The position directly manages a group of Regional Managers who have Community Managers and/or Area Managers reporting to them. Must be flexible and adaptive to the ever-changing market and the company goals.

PRINCIPAL ACCOUNTABILITIES

Oversee financial plans for each assigned region and ensure profitability with a focus on revenue growth generation versus expense control.

Regular and routine property site visits to ensure Artisan standards are being met.

Review metrics to identify any property or portfolio improvements.

Analyze and develop strategic plans for each property and portfolio.

Maintain awareness of individual markets to stay abreast of trends in leasing, staffing, product conditions, supply, and customer traffic influencers.

Oversee marketing, review quarterly marketing reports with Marketing Coordinator.

Maintain up-to-date awareness of industry compliance, code, and legal issues.

Identify and communicate achievable goals and resource challenges to achieve goals with recommended solution options.

Meet with each Regional Manager to review portfolio performance, identify goals, and implement improvement strategies.

Responsible for implementation of budget process for the portfolio.

Evaluate employee engagement and performance.

Mentor and develop junior leadership while growing the team to perform more autonomously.

Lead Leadership meetings and one-on-one team meetings.

Lead monthly financial meetings with Community Managers and Regional Managers.

Review weekly property reports and address any issues.

Review survey analytics and address any issues.

Assist with any due diligence items.

Assist with any underwriting and converting pro forma to Year-One budget for new property acquisitions.

Assist with CAPEX walks and assessments of all AMG sites.

Review potential property acquisitions and dispositions with ACG and plan accordingly.

Be a leader by example. Foster communication, collaboration, flexibility, and a productive team environment in our communities and with corporate team members.

Review and execute third-party service and seasonal contracts.

Assess the needs of the organization.

Attend conferences and maintain membership in professional organizations.

Set goals and assist in rolling out companywide initiatives.

Identify any system or policy improvement.

Other duties as assigned.

REQUIREMENTS FOR VICE PRESIDENT OF OPERATIONS

Degree in business administration, or related field from an accredited institution.

Demonstrated experience in leading teams of 50+ people for 3 or more years.

Must have organizational, administrative and leadership abilities.

Effectively communicates and coordinates with all levels of the organization.

Effectively meets deadlines.

Possesses exceptional oral, writing and listening skills.

Possesses a high level of detail with strong accuracy.

Ability to work independently as well as with others.

Possesses a strong sense of responsibility and self-motivation.

Confidence in managing diversity with team members, product types, and markets.

Experience in walking communities and observing improvement opportunities.

Solution based problem-solving techniques.

Experience overseeing financial plan development, forecasting, and delivery.

A successful history of implementing company-driven programs and initiatives.

A track record for goal setting and meeting or exceeding targets.

Experience in multifamily sector preferred.

AppFolio experience preferred.

Computer proficiency, including MS Office: Word, Excel, and Outlook.

JOB DETAILS:

Type: Full-time

Work Location: Des Moines, Iowa

Travel – up to 20% or as needed

Regular in-person office hours

Reports To: ARTISAN Management Group Partners

Compensation: $95,000 to $125,000
