Job Description:Ryan has a career opportunity for a highly motivated individual to join the South Central multifamily development team as Senior Director of Multifamily Development (Construction and Design Emphasis) in Austin! This position will support the SVP of South Central Multifamily Development on Ryan-owned multifamily developments.Some things you can expect to do:Support the SVP of South Central Multifamily Development by coordinating, executing and overseeing site assessment, site constraints, design management, pre-construction and construction execution on behalf of Development and Ownership
Partner with One Ryan's Collective Insights vertically integrated teams including: Development Team, Design, Preconstruction, Construction, Capital Markets, Legal, Risk Management, Asset Management, other Shared Services and Ryan Multifamily Sector
Oversee and Partner with 3rd Party Design and 3rd party Construction on a case-by-case basis
Oversee and Partner with 3rd Party Operator during initial design input, pre-leasing, lease-up and stabilization efforts
Oversee all site due diligence activities
Support and lead entitlement and permitting processes
Manage design efforts and make design recommendations and decisions on behalf of development and ownership that ensure design and construction costs are within pro forma budgets and drives project success and valuation
Attend, provide guidance and direction in all weekly design meetings and design page turns through the developer and owner lens
Collaborate with design consultants, preconstruction and construction teams to ensure design drawings are well coordinated, provide appropriate level of detail for constructability and take into account development and ownership goals
Assist in Preconstruction efforts in VE exercises, bidder recommendations and interviews, bid leveling and buyout where appropriate
Participate in Construction phasing, schedule, constructability review meetings where appropriate
Attend, provide guidance and direction in all weekly OAC meetings through the developer and owner lens
Perform all development and Owner Punchwalks and ensure quality assurance
Provide Development and Ownership review and approval of all RFIs, Submittals, Change Orders and Pay Applications
Complete monthly schedule health reviews comparing current schedule to baseline and support for variances
Complete monthly site execution health reviews
Complete monthly financial health reviews (appropriate contingencies, monitor resources, identify project execution potential risks)
Provide input for Pursuit and Deal Approval Packages and Monthly Owner Reports as needed
Collaborate with Development Manager to ensure appropriate financial underwriting assumptions
Collaborate with Development Manager on pursuit site evaluation, site acquisition, market research, due diligence, underwriting, land closing, FFE, start-up marketing, disposition and overall project success
Collaborate with Ryan Multifamily Sector Resources including Construction Manager, VP of Preconstruction, VP of Operations
Provide counsel and guidance to Development Manager, 3rd party marketing, property management and asset management teams - during pre-leasing, lease-up and project stabilization
To be successful in this role:Minimum of 10 years of Texas, stick-frame multifamily experience including garden, wrap and podium product types with contract values from $40M -$150M
Minimum of 15 years of successful project management, field management, design management and development collaboration
Firsthand prior experience working in a vertically integrated multifamily company with development, design, construction and management inhouse
Proven knowledge of construction means and methods, building types, phasing, estimating, scheduling, cost control and pricing
Proven knowledge of complex design drawings, including civil, architectural, interior design, MEP, structural, landscape, detailing and phasing
Proven relationships with local trade partners, municipal partners, permit expediters, design consultants and key stakeholders
Proven ability to understand ownership and key client and partnership stakeholder needs to maximize value
Proven ability to understand financial metrics, analysis and the variables that drive value creation
Proven ability to understand a whole development cycle from site investigation, acquisition, design, construction, lease-up, stabilization and disposition
Proven ability of Client Centricity
Firsthand experience executing on 2-4 Class A complex multifamily development deals simultaneously
Exceptional project management skills with a focus on attention to detail, organizational skills, and ability to multi-task in a fast-paced environment with minimal supervision
Ability to balance big picture and project details and provide discernment to drive success
Effective communication, written and presentation skills
Effective at driving top of class results with a sense of urgency
Proven team player
