Adventurous Journeys Capital Partners (“AJCP”) is seeking a Director to join the Investments team to assist in analyzing/managing new and existing investment opportunities and oversight of existing investments in the portfolio, and support its rapid growth across various investment platforms focused on the office, multifamily, retail, hospitality, and mixed-use sectors. www.ajcpt.com ABOUT THE ROLE The Director will work collaboratively with the Investments team on expanding and overseeing the company’s leased real estate and other platforms. The role will be responsible for leading aspects of the investment process including, but not limited to, underwriting, market analysis, coordination of due diligence, preparation of investment memorandums and executive-level presentations, business plan ideation and evaluation, creation of investor materials, closing logistics, and on-going investment management analysis, such as leasing analysis, liquidity analysis, refinance analysis, and quarterly investment update reports. The role will interface directly with a variety of groups within AJ Capital Partners including Asset Management, Capital Markets, Design, Development, Investor Relations, Marketing, and Portfolio Management. WHAT YOU WILL DO Monitor and analyze new deal opportunities, and prepare and maintain robust comprehensive underwriting models for a variety of hospitality, retail, food & beverage, office, multifamily, mixed-use, music venues, and other real estate investment opportunities, including complex cash flows with fund/partnership waterfall modeling. Help coordinate the origination of acquisitions and debt financings, including preparing offering materials, responding to lender due diligence requests, tracking offers, modeling proposals, and managing the closing process. Assist with the leasing process for a variety of office, retail, and food & beverage tenants, with responsibilities including, among others, preparation and review of LOIs, coordination of leasing documents and communication to internal and external stakeholders. Conduct market/submarket analysis for real estate acquisition targets, asset classes and sectors. Support the due diligence process across all aspects of the transaction including physical, financial, legal, and operational due diligence. Maintain data rooms and facilitate communication between key stakeholders (including sellers, brokers, joint venture partners, financial institutions and legal) and coordinate transfer of materials throughout the closing process. Prepare investment memorandums for the firm’s investment committee. Prepare regular internal communications related to in-progress deals for investors and internal stakeholders. Create analyses, memorandums, or presentations for investors or internal stakeholders based on identified needs or ad hoc requests. Work in collaboration with the asset management, portfolio management, capital markets and on-property management teams in a “cradle-to-grave” approach to provide investment support for operating forecasts, capital expenditure plans, liquidity analysis, and other needs. Ability to work flexible and extended hours (including possibly on weekends) to accommodate increased workload/projects. YOUR QUALIFICATIONS Required Bachelor’s degree in finance, real estate, or related discipline. 5+ years of relevant experience in real estate investment or investment banking. Advanced Microsoft Excel skills and real estate financial modeling experience (technical modeling test part of the interview process). Strong written and verbal communication skills (writing sample required as part of the interview process). Intermediate Microsoft PowerPoint skills and presentation-making experience. Experience with other Microsoft Office products (Word, Outlook, etc.). Ability to travel up to 20%.
