Job Description
Reports to:
Director of Maintenance Ops
FLSA Status:
Non - Exempt. Position is eligible for overtime. Incentive compensation plan based on individual property performance.
The Maintenance Manager is responsible for providing leadership and guidance in order that Community Realty Management maintenance standards are achieved and sustained at properties within their assigned portfolio. The purposes of this position are to ensure that the company obtains the best value for its Owner's maintenance and capital expenditure dollars, and that the physical condition of each property satisfies Ownership and Management objectives as well as housing industry standards.
Under the direction of the Regional Manager, the Maintenance Manager is responsible for the overall maintenance of the physical property. The Maintenance Manager will oversee the performance of other maintenance personnel who are working alongside or in conjunction with the Maintenance Manager. Above all else, the spirit of teamwork and cooperation with other team members will not only improve the job you do, but enhance the entire work experience. Total compensation includes free on-site apartment.
Responsibilities
Works with owners, lenders, lawyers, engineers, architects, housing industry representatives and outside contractors in overseeing construction and maintenance projects.Establishes and/or maintains the standards, and after the appropriate bidding procedures have been followed, negotiates the company's contracts for maintenance supplies and services, such as trash removal, elevator service, fire alarm service, plumbing supplies, maintenance supplies, appliances etc.Develops and provides training sessions to Maintenance personnel, ensuring that they are knowledgeable and, if appropriate, licensed with regard to laws and/or other areas of interest to the company.Works with government agencies concerning construction and maintenance projects affected by government funding and/or regulations.Provide direction, support and oversight to the Maintenance Technicians and Maintenance Supervisors in the general maintenance of the apartment building at all timesWorks to ensure effective communication about, planning for, and resolution of maintenance issues.Keeps abreast of the latest developments in the maintenance industry, and receives training when necessary.Represents the company and participates in industry associations.Inspects properties for Capital Improvements.Reviews each property's monthly Maintenance Checklist to determine if there are any potential or existing maintenance problems at any given site, following through with recommended solutions to the appropriate manager.Reviews the Maintenance section of each property's monthly financial report to evaluate budget, actual, and variance figures, recommending actions to appropriate Senior Management when necessary to reduce expenses.Assigned Property Responsibilities
Provide direction and oversight to the custodial team to the daily general custodial duties to ensure cleanliness dailyProvide direction, support and oversight to the Maintenance Technicians and Maintenance Supervisors in the general maintenance of the apartment building at all timesSupport the Maintenance Technicians and Maintenance Supervisors with responding to maintenance requests and repairs by tenantsCoordinate with the Community Manager and Management for tracking inventory and supply purchasesProvide direction, support and oversight on the turnover of empty units, including sanding, painting, fixing doors, windows, and light fixturesProvide direction, support and oversight in basic plumbing, electrical and carpentryPerform regular maintenance of HVAC system and perform minor repairsRespond to emergency calls relating to building maintenance as per established on-call scheduleMaintain and clear parking lot and walkways during the winterReport all urgent site issues to the Community Manager and Regional ManagerOther maintenance duties as assigned by the Regional managerQualifications for this position
Full understanding of Plumbing. Electrical, HVAC, Painting, Carpentry a must.Certifications, licenses relevant to the property's operation is requiredDemonstrated experience managing staffHigh school diploma or have a GED equivalentMinimum of 5 years' experience with REAC inspectionsSkilled in electrical repair and plumbingBasic computer skills for communications and reportsWell organized, detail oriented and efficientAbility to prioritize and multi-task with good problem-solving abilityKnowledge of regulations regarding housing quality and maintenance standardsAbility to maintain a flexible schedule including some weekends & holidays if neededAdditionally, any experience, Minor knowledge of the following a plus:
appliance repairBlack seal licenseMold remediationhvac certificationsuniversal certifiedAble to travel out of state and country
EXPERIENCE REQUIREMENTS:
5 years experience with Reac Inspections
Experience in multi-family property Maintenance.
Full understanding of Plumbing. Electrical, HVAC, Painting, Carpentry a must.
Affordable housing experience preferred.

Must possess sound technical skills, analytical ability, good judgment and strong operational focus.

Thoroughly familiar with electricity, plumbing, carpentry, HVAC, appliances and construction.
