KNOWLEDGE, SKILLS, ABILITIES, QUALIFICATIONS:High school diploma or GED with some technical college or college course work.Minimum of three (3) years of experience in a service orientated trade or position.Must have and maintain a valid Wisconsin Driver's License.Must be certified in Facilities Management or Maintenance Management supervision or acquire within one (1) year of employment or possess a minimum of three (3) years' proven experience in a facilities or maintenance related field.Must possess OSHA 10 Hour General Industry training or acquire within one (1) year of employment.Must demonstrate excellent written and verbal communication skills; must be able to read, speak and write English.Must have computer skills with proficiency and knowledge of Outlook, word processing and data entry. Must have experience with Computerized Maintenance Management Systems (CMMS).Must be highly professional in actions and attire, have excellent customer service skills, be honest, dependable and exhibit a warm, cheerful, caring manner and desire to work with and serve older adults.Must have the ability to adapt to changing organizational needs, work flexible hours to meet the scheduling requirements and be available to handle problems that may arise outside regular work hours.ESSENTIAL FUNCTIONS, DUTIES AND ACCOUNTABILITIES

Selects, trains, schedules, supervises, motivates, and evaluates Maintenance Department staff for a 24/7 operation. Provides hands-on coaching to make growth opportunities available for employees that result in the overall success of the organization. When appropriate, disciplines and terminates according to established policies and procedures. The Maintenance Manager is accountable for the performance and behavior of the Maintenance Technicians.Ensures common maintenance tasks, below, are completed. May personally be involved in the completion of these tasks up to 20% of scheduled time.Ensures delivery of the highest quality standards of facility maintenance including common areas both indoor and outdoor, mechanical and electrical systems, parking garages, residential apartments, small vehicle fleet, and general services.Ensures compliance with all related codes/regulations, including DHS 83, DHS 89, DHS 132, Uniform Building Code, NFPA (99,13,10,72), ADA, OSHA, Right to Know, etc. Interacts with code officials and surveyors as needed to ensure compliance.In conjunction with the Maintenance Communications Specialist, assigns and monitors work orders via a CMMS. Determines the billable nature of specific work orders for work performed for residents.Collaborates with the Director of Maintenance in establishing annual capital and operating budgets, department goals, and plans of action to accomplish them.Works directly with vendors and contractors to acquire estimates, create purchase orders for approval, and approve invoices for processing.Develops, implements, and directs an effective Preventative Maintenance program for all aspects of facility care.Maintains and controls all life-safety systems at peak performance. Ensures department readiness to respond and react to emergencies such as fire, flood, chemical spill, and utility loss.In conjunction with the Security Manager, ensures appropriate response to security incidents.Manages small scale capital improvements and facility related projects.Ensures organization, damage free storage methods, building code compliance, and current documentation of warehousing, equipment rooms, garage storage, attic stock, and other short-term storage areas.Provides management over the Maintenance Department Shop. Ensures tools are clean, complete, in good working order and organized.Works cooperatively with other departments to see Saint John's strategic objectives and daily tasks accomplished.Leads and fosters a culture of Continuous Quality Improvement.Keeps abreast of changes that affect the department, the industry, and Saint John's.Attends meetings and in-service programs and ensures attendance by department staff. Plans for continued self-improvement through formal education, training, seminars, and active participation in professional or related organizations. Encourages the same for staff.Complies with all Saint John's safety, security, infection control and hazardous materials policies and procedures. Maintains confidentiality of department and organization information. Assures compliance by department staff.This management position has access to confidential, proprietary business, financial or other information concerning residents, employees, consultants' prospects, and operations. As such the employee is expected to maintain the confidentiality of such information and where appropriate comply with the Health Insurance Portability and Accountability Act (HIPAA) as well as department standards.Works cooperatively with residents, families, volunteers, visitors, and all levels of staff.Ensures that all resident rights are always maintained. Reports any violations or suspected deviations immediately, according to Saint John's policy.COMMON MAINTENANCE TASKS:

While not exhaustive, this list provides a summary of the most common tasks performed by the Maintenance Technicians. The Maintenance Manager oversees the completion of this work and may personally perform this work no more than 20% of their scheduled hours.

Responds to work orders for general assistance from residents, staff, and visitors.Responds to work orders to unpack, assemble, and set up of new equipment and furnishings.Responds to work orders to have items moved or warehoused.Responds to work orders to pack/unpack and move furnishings to accommodate refreshes/refurbs of apartments as well as office relocations.Responds to work orders to hang pictures, banners, etc.Responds to work orders for furniture setup and takedown for LifeStreams events.Assists with seasonal decorating including the assembly of large Christmas trees.Provides management of trash/recycling dumpster rotations in trash chute rooms, rotation of dumpsters to and from collection truck for emptying and cleaning of dumpsters on a rotational basis.Provides oversight of electronic and metals recycling program as well as hazardous waste disposal.Responsible for keeping plaza grills clean and in good repair.Responsible for flags / flag poles including daily monitoring of half-staff needs and excessive winds.Responsible for security rounds and functions.Assists Groundskeeper with snow removal operations.
